Television producer Ekta Kapoor has leased out an apartment in Mumbai's upscale Juhu locality for a monthly licence fee of ₹1.5 lakh, according to property registration documents accessed by CRE Matrix. The leave-and-licence agreement, registered on July 28, 2026, pertains to a floor on the third floor of Krishna 2 (Ekta House) on N.S. Road No. 7, Juhu Scheme. The apartment has been licensed to Dharmesh Maldevbhai Godhania for a tenure of 24 months, with the agreement running from March 1, 2025, to February 28, 2027. The deal reflects sustained demand for premium residential properties in one of Mumbai's most sought-after neighbourhoods, with the documents stating that the tenant has provided postdated cheques covering the entire lease period.
The deal carries a monthly licence fee of ₹1.5 lakh, translating into a total rental outgo of ₹36 lakh over the two-year tenure, assuming the rent remains unchanged throughout the agreement. The property comes with one car parking space and the agreement does not mention a security deposit. The registered document identifies Ekta Ravi Kapoor as the licensor and Dharmesh Maldevbhai Godhania as the licensee. Stamp duty of ₹9,000 and registration charges of ₹1,000 were paid on the transaction, according to the registration records. The agreement provides the licensee with a two-year occupancy period in one of Mumbai's most established residential destinations.
This is not the first time Ekta Kapoor has leased out a property in the same building. In 2021, she rented another floor of Ekta House for ₹2.7 lakh per month under a 24-month leave-and-licence agreement, with that agreement registered on September 3, 2021. That earlier transaction included a security deposit of ₹10 lakh along with a 12-month lock-in period, according to media reports. The latest transaction adds to a string of celebrity leasing deals in Mumbai's premium neighbourhoods, with earlier transactions involving actor Shraddha Kapoor renewing her Juhu apartment lease at ₹6 lakh monthly and actor Karisma Kapoor leasing a Bandra West apartment for ₹5.51 lakh per month.
The Kapoor family has been involved in several high-value real estate transactions in recent years. In June 2025, Jeetendra Kapoor and Ekta Kapoor sold a 2,149 sq ft apartment in Omkar 1973, Worli, for ₹12.25 crore, translating to ₹57,003 per sq ft and including two car parking spaces. Earlier in May 2025, Jeetendra Kapoor and his family completed the ₹855 crore sale of a 2.39-acre land parcel in Andheri to NTT Global Data Centres through family-owned firms Pantheon Buildcon Pvt Ltd and Tusshar Infra Developers Pvt Ltd. In 2021, Ekta Kapoor and Shobha Kapoor sold a plot in Pune to family-owned companies for ₹20 crore, with ₹80 lakh paid as stamp duty. Jeetendra has also revealed that his Pali Hill bungalow, purchased for ₹4.25 lakh decades ago from late actor Bharat Bhushan, is now estimated to be worth around ₹450 crore.
