Bollywood actress Sonakshi Sinha has secured one of the year's most significant luxury residential deals by leasing her Bandra West apartment to the Consulate General of the State of Kuwait. According to reports from CRE Matrix, the ₹1.92 crore annual rental represents a ₹16 lakh monthly payment for the premium property located on the 26th floor of 81 Aureate on K.C. Marg. The lease agreement was finalized on May 25, 2026, with the 12-month tenure commencing June 7, 2026 and expiring June 6, 2027. As per the agreement, both parties will hold one key to the property during the lease period.
The 4,350 square feet carpet area apartment features a 27-square-foot dedicated servant's toilet area and offers ocean-view access from its sea-facing location. As reported by CRE Matrix, the property is located in the ultra-luxury residential tower 81 Aureate, which is renowned for housing corporate tycoons and high-profile celebrities. The diplomatic exemption was granted under Section 88 of the Indian Registration Act, 1908, allowing the Consul General's office to avoid personal appearance requirements for registration. The apartment also includes three parking spaces for the tenants' use, enhancing the premium accommodation package.
The ₹1.92 crore total rental was paid completely in advance at the agreement execution, reflecting the premium real estate values in Mumbai's Reclamation zone. According to the registered Leave and License agreement, Sonakshi Sinha will continue to bear standard society maintenance charges, municipal taxes, and water taxes, while the Kuwaiti Consulate is contractually obligated to pay all day-to-day Common Area Maintenance (CAM) and utility bills including electricity, high-speed Wi-Fi, satellite cable, telephone connections, and regular cleaning of the premium premises. The monthly license fee structure ensures both parties maintain equal access to the property throughout the tenure.
The luxury flat has been specifically designated as residential accommodation for His Excellency Emad Abdul Aziz Al-Kharaz, the Consul General for the State of Kuwait in Mumbai, alongside his family members and personal servant staff. As reported by CRE Matrix, the strict 12-month lock-in period ensures the property will serve as official diplomatic residence throughout the tenure, with the Consulate General's office requesting and receiving the necessary exemptions for diplomatic purposes. Given his diplomatic status, the Consul General's office was granted an exemption from personal appearance at the local Sub-Registrar office for the registration under Section 88 of the Indian Registration Act, 1908.
The 81 Aureate building offers extensive premium facilities including a gym, library, conference room, clubhouse, yoga studio, banquet hall and children's play area. Residents have access to walking and jogging tracks, garden spaces and an open-air fitness centre. Interestingly, the property features two separate swimming pools for men and women, with these amenities available without any extra charges to the tenants. The Kuwait Consulate in Mumbai is strategically located in Churchgate, South Mumbai, near KC College, providing convenient access to diplomatic and commercial areas. As per the agreement, the licensee is permitted to use all these facilities at no additional cost during the lease period.
