Bollywood actor Ajay Devgn and his mother Veena Devgn are set to earn an estimated ₹10.61 crore in rental income over five years by leasing their Juhu bungalow. According to the registered leave-and-licence agreement accessed by real estate platform squareyards.com on the website of the Inspector General of Registration (IGR), the agreement was registered on August 10, 2026. The lease covers a bungalow in Kapol Cooperative Housing Society in Juhu with a built-up area of 724.90 sq m (roughly 7,803 sq ft). As per the latest reports, the property is identified as bungalow number S-10, situated on N.S. Road No. 11 in the Juhu Vile Parle Development Scheme, opposite a nursing home, and falls under the jurisdiction of the Mumbai Municipal Corporation.
The five-year rent schedule shows consistent annual escalation, with the initial monthly rent of ₹16 lakh increasing to ₹19.45 lakh by the fifth year. As reported by squareyards.com, the monthly rent progression includes ₹16.80 lakh in year 2, ₹17.64 lakh in year 3, ₹18.52 lakh in year 4, and ₹19.45 lakh in year 5. The bungalow effectively generates approximately ₹205 per sq ft per month at the starting rent, rising to about ₹249 per sq ft per month by the final year. The agreement carries a ₹48 lakh security deposit, equivalent to three months of initial rent, with stamp duty of ₹2.715 lakh and registration charges of ₹1,000.
This Juhu lease adds to Devgn's growing portfolio of commercial-property investments. In May 2025, he leased a 2,545 sq ft office in Andheri West to Bombay Design Centre Private Limited for an initial monthly rent of ₹5.47 lakh, expected to generate approximately ₹3.3 crore over five years. According to squareyards.com, the office was part of three adjacent units acquired in 2023 for a combined ₹30.35 crore, with each unit costing approximately ₹10.12 crore.
In April 2023, Devgn acquired five office units in Mumbai's Andheri West for approximately ₹45.09 crore, with a combined area of around 13,293 sq ft and 14 car parking spaces. In September 2024, he leased another 3,455 sq ft office in Signature Tower for ₹7 lakh per month, and renewed a lease for two commercial units totalling around 1,500 sq ft in Andheri for ₹4.16 lakh per month in 2024.
The Juhu bungalow lease is part of Devgn's existing connection with Juhu real estate. According to property documents accessed through CRE Matrix, in 2021, he acquired a bungalow in Kapole Cooperative Housing Society in Juhu for ₹47.5 crore, with a property area of 474.4 sq m and involving a reported ₹18.75 crore loan. The transaction was transferred jointly to Veena Virendra Devgn and Vishal Virendra Devgn, the latter being Ajay Devgn's legal name.
