Actor Saif Ali Khan has leased two commercial units spanning 5,692 sq ft at Kanakia Wall Street in Mumbai's Andheri East to Durva Fintech Private Limited for five years, at a starting monthly rent of ₹22.76 lakh, according to the registered leave and licence agreement accessed by CRE Matrix. The agreement, registered on September 29, 2026, covers two units on the ninth floor of the complex on Andheri Kurla Road. The monthly rent works out to ₹400 per sq ft of RERA carpet area, with the two commercial units occupying a higher floor of the commercial building in Chakala, Andheri East. The space has been rented to Durva Fintech Private Limited, represented by director Vikaas Mohan Sachdeva, who is the licensee, while Khan is the licensor and has acted through his constituted attorney. As per the latest reports, Khan acquired both the units for a total of ₹30.75 crore from Apicore Pharmaceuticals Private Limited, with the two acquisitions registered on November 18, 2025.
The total rent payable over the 60-month tenure is approximately ₹14.64 crore, excluding applicable goods and services tax (GST), as per the agreement. The lease runs from May 10, 2026, to May 9, 2031, with rent payments commencing on July 10, 2026, following a two-month rent-free fit-out period from May 10 to July 9, 2026. The agreement provides for an annual rent escalation of 5%, with the monthly rent increasing from ₹22.76 lakh in the first year to approximately ₹23.91 lakh in the second year, ₹25.10 lakh in the third year, ₹26.36 lakh in the fourth year and ₹27.67 lakh in the fifth year. The tenant must pay a security deposit of ₹2.36 crore, equivalent to more than 10 months of the starting rent.
The lease generates rental income for Khan over a five-year period, while Durva Fintech gains office space in Kanakia Wall Street, a commercial development in Mumbai's Andheri East business district. The transaction demonstrates the continued demand for premium commercial real estate in Mumbai's key business districts, with the ₹14.64 crore total rent representing a significant revenue stream for the property owner over the lease term. This strategic investment adds another income-generating asset to Khan's real estate portfolio, which includes residential property in Mumbai's Bandra West, where he purchased an apartment in the Satguru Sharan building for ₹23.50 crore in April 2012. The recent acquisition of these commercial units in November 2025 shows Khan's continued expansion into commercial real estate investments.
The five-year agreement at Kanakia Wall Street highlights the rental activity in Mumbai's established commercial districts, where office spaces continue to serve businesses across sectors, including financial services and technology. Recent commercial real estate transactions by celebrities demonstrate their growing presence in India's property market, with actor Ronit Bose Roy leasing a commercial office in Mumbai's Andheri West for a total rent of ₹1.39 crore over five years, and Sonu Nigam purchasing two commercial units in Mumbai's Andheri West for a total consideration of ₹16 crore. The area is also seeing significant office deals, with Elon Musk's satellite internet company Starlink Satellite Communications Private Limited recently taking a 1,294 sq ft office in Mumbai's Chandivali for five years at a total rent of ₹2.33 crore. These deals offer insights into rental values, investment strategies, and demand across key business districts, showcasing the strategic approach of celebrities to diversify their investment portfolios through commercial real estate.
