
Actor Madhuri Dixit has achieved a remarkable investment return by selling a commercial office in Mumbai's Andheri (West) for ₹4.85 crore, marking a nearly nine-fold increase over the property's purchase price 18 years ago. According to property registration documents reviewed by CRE Matrix, the transaction involved an office on the fourth floor of Morya Landmark-II Premises Co-operative Society Ltd. in Oshiwara, measuring 1,594.24 sq ft (carpet area). The property was sold to Frames Production Company Private Limited under an agreement registered on June 23, 2026, with the transaction attracting stamp duty of ₹29.10 lakh and including three car parking spaces. As per Mumbai Tarun Bharat, this sale represents a significant milestone in Mumbai's commercial real estate market, with the Andheri West area being one of the city's most sought-after business districts.
Registration records show Dixit had acquired the same office on May 14, 2008 for ₹52.50 lakh, representing an 824% appreciation or more than 9.2 times its original acquisition value. The property had also generated rental income before its sale, being leased in late 2024 for ₹3 lakh per month before being monetised through the latest transaction. This sale adds to a series of real estate deals by Dixit and her husband, Dr Shriram Nene, over the past two years, reflecting an active approach to managing their property portfolio. The transaction reflects the impressive appreciation of nearly 824% in the asset's value, highlighting the long-term growth potential of Mumbai's commercial real estate market, as noted by Mumbai Tarun Bharat.
In March 2026, Dixit leased a 731 sq ft commercial office at One Lodha Place in Lower Parel for a five-year term, with rentals starting at ₹4.25 lakh per month and a total lease value of about ₹2.81 crore. The lease agreement includes one car parking space and was registered with stamp duty of ₹72,600, registration charges of ₹1,000 and a security deposit of ₹17 lakh. The lease tenure is 60 months (5 years), with the agreed monthly rent starting at ₹4.25 lakh for the first year, increasing by 5% to ₹4.46 lakh in the second year. Earlier, in December 2025, Dixit and Nene sold their Juhu apartment for ₹3.9 crore, more than doubling the ₹1.95 crore they had paid for the property in 2012. The family's investment strategy has also included marquee residential acquisitions, including a 5,384 sq ft sea-facing luxury apartment in Worli purchased in 2022.
