The Noida Authority has significantly increased farmer compensation rates by 53% during its 223rd Board Meeting held on 5 September 2026 at Sector-96. According to reports from The Times of India, the compensation rate has been raised from ₹5,324 to ₹6,459 per square meter for land acquired through mutual agreement. For farmers opting for 5% developed plots, the cash component has increased by ₹2,235, bringing the total compensation to ₹6,459 per sqm. Under the new abadi plot scheme, farmers will receive 5% of their original land in developed form along with the increased land rate.
As reported by The Times of India, the compensation increase aims to break deadlocks over land acquisition and ensure timely completion of the New Noida project. Noida Authority CEO Krishna Karunesh stated that the revised package recognizes farmers' contribution to the city's growth, with the objective being to make them partners in Noida's development and economic prosperity. The authority is offering attractive schemes including a 21% raise without developed plots to speed up the acquisition process.
According to the latest reports, New Noida, notified in 2024, spans 209.11 square kilometers as a planned smart city area across 84 villages in Gautam Budh Nagar and Bulandshahr. The project aims to emerge as an industrial hub and critical economic corridor linking the Delhi-Mumbai Industrial Corridor. Of the 84 villages falling under the DNGIR area, 63 are in Bulandshahr while the remaining 21 are in Gautam Budh Nagar. The proposed acquisition will span four phases - 3,165 hectares by 2027, 3,798 hectares by 2032, 5,908 hectares by 2037, and 8,230 hectares by 2041.
As reported by The Times of India, the compensation rates for New Noida project will vary by phase. In the first and second phases, farmers will receive Greater Noida Authority's rates along with 6% developed plots. For the third and fourth phases, Yamuna Authority's rates will apply with 7% developed plots. The revised rates are applicable only to acquisitions in the Noida region, with the adjustment following recent revisions in Greater Noida rates to ₹6,415 per sqm from ₹4,125, and Yamuna Authority rates increasing to ₹4,558 from ₹4,300.
