Man Infraconstruction has secured the Intimation of Approval (IOA) for its ultra-luxury sea-view residential development located off Bandstand, Bandra West, Mumbai. According to the company's announcement on August 10, 2026, the project will be named 'Berkeley House (The One & Only)' within the company's MS Collection Residences vertical, representing a boutique sea-view residential offering catering to the premium luxury segment. The disclosure was made to the exchanges under Regulation 30 of SEBI's listing norms, with the stock trading under the MANINFRA symbol on NSE and scrip code 533169 on BSE. The IOA allows the company to move towards vacating the existing premises, preparing for demolition and securing the remaining approvals ahead of launch. Managing Director Manan Shah described the approval as a key milestone that advances the group's third residential development in Bandra, with management reiterating confidence in launching the project in FY27, in line with earlier guidance.
The estimated gross development value (GDV) of the project is ₹1,000+ crore, as reported by Business Standard. The company holds a 70% stake in the 'Berkeley House' project, with the remaining 30% held by partners. For investors, the approval represents an incremental step rather than a revenue event, since income from projects of this kind is recognised only as construction progresses and sales are booked after launch. The significance lies in the deepening of the company's presence in a high-value micro-market and the addition to its future development pipeline. The company operates two business verticals, engineering, procurement and construction, and real estate development, with six decades of experience in the EPC business across ports, residential, commercial, industrial and road construction segments.
The company stated that its Bandra portfolio represents a combined Gross Development Value (GDV) of ₹2,350+ crore, according to Business Standard. This portfolio includes Artek Park at Bandra Kurla Complex (BKC), the newly launched project at Pali Hill, Bandra West, which has received an overwhelming response, and the latest addition 'Berkeley House' off Bandstand, Bandra West. Management pointed to steady end-user demand in Bandra, describing it as one of Mumbai's most aspirational residential locations, where limited supply of quality developments at prime addresses continues to support premium pricing. The portfolio demonstrates the company's diversified presence across different Bandra locations with varying price points, with Bandra's real estate market continuing to show robust end-user demand and resilience, particularly for quality developments in sought-after locations.
