Playback singer Sonu Nigam has purchased a commercial office space in Mumbai's Andheri West for ₹1 crore, according to property registration documents accessed by CRE Matrix. The office, located at Aston, Sundervan Complex on Lokhandwala Road, measures 258.33 sq ft in carpet area. The agreement for sale was registered on August 6, 2026, with the transaction attracting stamp duty of ₹6 lakh and registration charges of ₹30,000. At ₹1 crore for 258.33 sq ft, the transaction works out to approximately ₹38,710 per sq ft on carpet area. The seller was Singular Health Private Limited, with Nigam purchasing the office directly from the company. The total disclosed transaction cost, including stamp duty and registration, stood at ₹1.063 crore. As per CRE Matrix, documents identify Sonu Agamkumar Nigam, the singer's full name, as the buyer.
Nigam's latest purchase follows significant land sales in Karjat during April 2026. He sold four land parcels totalling more than 1.9 hectares in Savele village for a combined ₹1.95 crore. The four transactions were registered on April 7, 2026, with individual parcels sold for ₹50 lakh, ₹75 lakh, ₹50 lakh and ₹20 lakh. A month later, he sold another five adjoining land parcels in the same Karjat area, covering about 1.067 hectares, for a combined ₹95 lakh, according to CRE Matrix-sourced property documents. In May 2026, he also sold 1.067 hectares of land in Karjat for ₹95 lakh, demonstrating his continued real estate activity in the Mumbai 3.0 region.
In December 2025, Nigam leased out a commercial unit in Mumbai's Santacruz East for a monthly rent of ₹19 lakh, according to property registration documents reviewed by Square Yards. The agreement was officially registered in December 2025, with the commercial unit located in Trade Centre BKC measuring 4,257 sq ft. The deal incurred stamp duty of ₹3.27 lakh and registration charges of ₹1,000, and includes a security deposit of ₹90 lakh. According to Square Yards' analysis, the rental agreement spans five years with rent fixed at ₹19 lakh for the first year, escalating at 5.26% to ₹20 lakh in the second year, and then rising at a steady 5% annual rate to reach ₹23.15 lakh in the fifth year, totaling ₹12.62 crore during the lease tenure.
Nigam's latest acquisition reflects broader activity in Mumbai's commercial real estate market, particularly in established western suburbs such as Andheri, Bandra and Juhu. The transaction demonstrates the premium that smaller office units in established commercial locations can command, with strong connectivity, established infrastructure and proximity to key business and lifestyle hubs remaining attractive to high-value buyers. Recent celebrity property transactions include Bollywood actor Madhuri Dixit selling a commercial office in Andheri West for ₹4.85 crore, while Hrithik Roshan leased Andheri office space for ₹17 lakh per month in a five-year deal. These transactions offer insights into pricing trends in established micro-markets, with celebrity purchases providing an interesting perspective on commercial real estate investment activity across Mumbai's premium locations.
