According to reports from The Times of India, homebuyers in Jaypee Wish Town, Noida, have approached Noida Authority officials over delays in getting possession of their flats, despite occupancy certificates (OCs) having been issued for several towers. The developer has secured occupancy certificates for 42 towers comprising 4,213 flats, with applications for OCs for an additional 28 towers covering 2,385 flats also submitted. However, buyers allege that portions of the township are still missing essential infrastructure and facilities, while also raising concerns about construction quality and whether the projects are ready for occupancy.
As reported by The Times of India, homebuyers flagged several unresolved issues at Jaypee Wish Town, including peeling plaster, lifts that are yet to become operational, incomplete fire-safety arrangements and unfinished water and sewage networks. They also mentioned that a number of shared amenities and township infrastructure remain incomplete or unusable, including clubhouses, internal roads, sewage treatment plants, street lighting and landscaping. The buyers attributed the delays to Mumbai-based Suraksha Group, which was brought in to complete projects that had been left unfinished by Jaypee Infratech Ltd (JIL).
According to The Times of India, the latest complaints come shortly after the Uttar Pradesh government set up a five-member committee to review the progress of Suraksha Group's work at Jaypee Wish Town. The committee, headed by Noida Authority OSD Santosh Kumar, includes officials from the planning and finance departments of the Noida and Yamuna authorities. The panel will examine whether ongoing construction is being carried out according to the approved project report and layout and site plans, check whether any additional tower, floor, dwelling unit, built-up area or other structure has been developed beyond the approved plan, and assess the actual construction progress and whether money collected from homebuyers is being used for construction. Noida Authority CEO Krishna Karunesh had said the committee would submit its report within a month.
As reported by The Times of India, homebuyers have raised serious concerns about the project's timeline and financial implications. Anirudh Gupta, who booked his flat 14 years ago in 2012, said he had paid 95% of the total price but was still waiting for delivery. Another buyer, 76-year-old Sudhir Gupta, said he had invested his retirement savings in a Wish Town flat and had paid nearly ₹80 lakh against a total cost of ₹1.1 crore. He said the unit was earlier expected to be ready in 2016. Mahesh Tyagi noted that while some buyers were still waiting for their homes, nearly one lakh people were already living in Wish Town, highlighting the importance of completing remaining infrastructure for both existing and pending residents.
As reported by The Times of India, Suraksha Group has rejected the allegations made by homebuyers, maintaining that construction at Jaypee Wish Town is progressing in accordance with the resolution plan approved for the project. A company official told TOI that work has been completed on 84 of the 159 towers, covering a total of 7,913 housing units. Suraksha Group further stated that construction work on 15 of the township's 22 clubhouses has reached an advanced stage. The buyers raised questions over the execution of the resolution plan approved by the National Company Law Tribunal (NCLT) in March 2023, alleging that Suraksha Group had committed to deploying 12,000 workers but claimed that the promised workforce had not been deployed. Following the meeting, the OSD said the project would be inspected tower by tower to address the concerns raised by buyers.
