Godrej Properties Ltd. has acquired a 47-acre land parcel in South Chennai through an outright purchase, as reported by Mint. The land parcel is strategically located off the old Mahabalipuram road (OMR), which is identified as one of the fastest-growing micro markets in South Chennai. The acquisition represents a significant investment in the company's Chennai operations and residential development portfolio, with the site offering excellent connectivity via OMR and providing access to key employment hubs across the Siruseri-Kelambakkam corridor, including SIPCOT and emerging nodes such as Vandalur, Guduvanchery, and the wider Mahabalipuram region.
The proposed development on the acquired land parcel will primarily consist of plotted residential units with a developable potential of 1.2 million square feet and an estimated revenue potential of ₹500 crore, according to the latest regulatory filing submitted to the National Stock Exchange of India (NSE). The site offers excellent connectivity via OMR and provides access to key employment hubs across the Siruseri-Kelambakkam corridor, including SIPCOT and emerging nodes such as Vandalur, Guduvanchery, and the wider Mahabalipuram region. The Chennai acquisition is part of Godrej Properties' broader expansion strategy as it continues to build its land bank to meet residential market demand. According to Mint, the company acquired 18 land parcels during the 2025-26 financial year, with a combined estimated revenue potential of ₹42,100 crore. The company has been adding projects across major cities including Mumbai, Delhi-NCR, Bengaluru, Pune and Chennai, amid sustained demand for homes from established developers. Godrej Properties has demonstrated exceptional financial performance, retaining its position as India's largest residential developer by booking value for the third consecutive financial year in FY26. The company's booking value grew 16% year-on-year and at a three-year compound annual growth rate (CAGR) of 41% to ₹34,171 crore, as reported by Business Standard.
