As reported by The Economic Times, Moneycontrol, and Mint, Embassy REIT leased 6.4 million sq ft during 2025-26 across 86 deals, including 4 million sq ft of new leasing, 1.5 million sq ft of renewals, and 0.9 million sq ft of pre-leases. The company delivered a record 3.3 million sq ft of new office space and scaled redevelopment initiatives. Global capability centres (GCCs) contributed about 60% to Embassy's total leasing, driven by technology, healthcare and BFSI sectors, with seven new GCC entrants in FY26, bringing the total to 102 GCCs in its occupier portfolio of 280 corporates. CEO Amit Shetty highlighted that Chennai emerged as a key growth driver, with healthy leasing momentum across Bengaluru, Noida and Chennai assets helping portfolio occupancy rise 300 basis points year-on-year to 90% as of March. According to Mint, leasing spreads were reported at 17% higher, demonstrating the company's ability to command premium rents in the market.
According to Mint, Embassy REIT expects portfolio occupancy to increase to 92-93% in FY27, driven by leasing of vacant space at Embassy Manyata, Embassy Oxygen, and Splendid Techzone in Chennai. The company sees AI-related risk to be benign for office assets and anticipates NOI to grow 13% year-on-year, though DPU growth would be slower at 10%, largely due to higher interest costs. ICICI Securities considers Embassy's FY27 guidance realistic and achievable, expecting DPU to rise to ₹27.6 per unit in FY27 and to ₹30.8 per unit in FY28 from ₹25.3 per unit in FY26. The company's portfolio expanded to 43.5 million sq ft in FY26, with over FY27-30 developing a pipeline of around 6.2 million sq ft with total capital outlay of nearly ₹3,500 crore to be funded through debt. The total acquisition pipeline under consideration is now around 12.6 million sq ft.
As reported by Mint, Embassy aims to launch the first Hilton Garden Inn at Embassy TechVillage in July followed by Hilton 5-star in March 2027. The company's hotel assets' NOI grew by a modest 5% year-on-year in FY26, with a 63% occupancy. However, Embassy has indicated its intent to divest its operational hotel portfolio if it fetches an attractive valuation, with proceeds from the sale to be used for debt reduction and new acquisitions. The company's stock is down 1% so far in 2026, faring much better than many residential realty stocks. The board declared a net asset value (NAV) of ₹491.62 per unit as at March 31, 2026, compared to ₹423.22 per unit in the prior year.
