Realty major DLF Ltd has announced the complete sell-out of The Aureva, its luxury retirement housing project in Sector 63, Gurugram, with sales of around ₹1,985 crore. The project spans 4.17 acres and comprises 172 luxury residences in a G+45 tower, with over 7.5 lakh square feet of total saleable area. According to Mint, the development features spacious 4 BHK residences with dedicated staff dormitories, expansive private decks, premium finishes and universally accessible design elements. Each residence comes with three dedicated parking spaces and access to wellness, recreational and lifestyle amenities. The average price realization is ₹11.5 crore per apartment, with units sold at ₹28,000 per sq ft. The project achieved remarkable success, being sold out in a matter of days after DLF held a channel partner introduction meeting on 25 September.
The project's sales performance exceeded expectations significantly, with 406 confirmed expressions of interest (EOIs) received within the first 48 hours after the launch. As per Mint, around 65% of buyers are from NCR (National Capital Region) and over 20% are NRIs, with the remainder from other cities in India and outside. Aakash Ohri, managing director and chief business officer of DLF Home Developers Ltd, told Mint that "We were surprised by the response to the project. The Aureva represents DLF's vision of redefining luxury retirement housing in India." The project's strong market performance underscores growing demand for premium, experience-led residential offerings in India's senior living segment.
The Aureva's sales achievement is particularly significant for DLF, which has set a sales target of ₹20,000 crore for FY27. This marks the developer's first residential project launch this year, with project launches worth around ₹20,000 crore lined up across Gurugram, Mumbai and Goa. According to Mint, DLF has project launches planned in the coming quarters including the second phase of its Mumbai project and a luxury project in Gurugram. The company's new sales bookings in the April-June quarter stood at ₹657 crore, down 94.25% from ₹11,425 crore in the corresponding year-ago quarter, highlighting the importance of this project for meeting annual targets. In 2025-26, DLF's sales bookings witnessed a decline of about 5% to ₹20,143 crore from a record ₹21,223 crore achieved in the previous financial year.
The Aureva has been designed as an exclusive enclave featuring a luxury clubhouse, fitness and wellness facilities, indoor swimming pool, spa, yoga pavilion, meditation centre, library, banquet space, landscaped garden, and curated social infrastructure. According to CNBC TV18, the development was designed in collaboration with globally renowned consultants including HB Design as master planner, SHMA as landscape architect, BO Steiber Lighting Design for lighting, Hewshott for acoustics and ESD Global for sustainability and green building advisory. The project is located in Sector 63, Gurugram, abutting The Arbour with connectivity to Golf Course Extension Road, Southern Peripheral Road and NH-48. As per Business Standard, the project will feature a professionally managed on-site medical centre with emergency response support.
Senior living is emerging as a luxury residential segment in India's Tier-I markets as mainstream developers look to enter the space, driven by rising affluence and changing family structures. According to reports from Business Standard, the segment is now gaining a larger presence in established markets such as the Delhi-NCR, Pune, and Mumbai, with Gurugram and Noida emerging as key pockets within NCR. The shift is being driven by affluent seniors with rising incomes, longer life expectancy, and a desire to remain close to healthcare, social and lifestyle ecosystems. DLF has developed over 185 real estate projects spanning more than 352 million square feet so far, with the Group having 275 million square feet of development potential across residential and commercial segments including projects currently under construction.
