
Delhi-NCR has emerged as a significant hub for senior living developments, with the market expanding dramatically over the past decade. According to ANAROCK Group, the region now hosts 25-35 senior living projects accounting for approximately 20,000 units, representing a substantial increase from around 10 communities a decade ago. Major projects are concentrated across Gurugram, Noida, Dwarka Expressway and Bhiwadi, with increasing demand from NRIs and nuclear families driving this transformation.
The surge is primarily attributed to India's rapidly aging population, with the elderly population projected to grow by over 130% between 2020 and 2050, eventually reaching close to 455 million people. As reported by ANAROCK, aging demographics, longer life expectancy, and a steady shift toward nuclear families are creating stronger demand for senior living options. Today's retirees are healthier, wealthier, and more digitally comfortable than previous generations, making them less inclined to relocate to secluded retirement colonies.
Industry leaders emphasize the fundamental shift in senior living preferences. Santhosh Kumar, Vice Chairman of ANAROCK Group, noted that what was once seen as a niche housing format is becoming a practical lifestyle choice, with buyers seeking communities that combine safety, healthcare access, social engagement, and hassle-free living. Ankur Gupta, JMD of Ashiana Housing Ltd, highlighted that today's seniors are looking for purpose-built communities offering secure and enriching lifestyles with opportunities for recreation and social engagement.
The sector shows significant growth potential, with Colliers estimating the Indian senior living market could expand nearly fivefold to reach approximately USD 12 billion by 2030. According to JLL and CBRE research, the expanding silver economy is meeting housing supply that is only beginning to organize itself around this demographic shift. Rishabh Periwal, Sr Vice President of Pioneer Urban Land and Infrastructure Ltd, noted that Gurugram's high income demographic, world-class infrastructure, and futuristic policies position it to lead this asset class.
Modern seniors are demanding integrated, urban, lifestyle-forward communities that support active aging rather than traditional retirement models. Aakash Ohri, MD & CBO of DLF, emphasized that this generation is financially empowered, digitally connected, and deeply engaged with the world around them, seeking purpose, connection, independence, and freedom to continue living life on their own terms. Kushal Ramesh, Co-founder of Manasum Senior Living, noted that demand is driven as much by aspiration as by necessity, with seniors looking for homes that offer companionship, engagement, and peace of mind while maintaining their independence.
