Gurugram recorded a 117% increase in capital values, with prices climbing from ₹6,150 per sq ft in 2019 to ₹13,350 per sq ft in Q2 2027. As reported by ANAROCK, this represents a ₹7,200 per sq ft increase during the same period. The two National Capital Region markets dominated the top performers, with Gurugram's prices reaching ₹13,350 per sq ft by Q2 2027, significantly higher than Noida's ₹10,780 per sq ft. Max Estates has acquired a project with significant development potential, with the developer expecting substantial revenue from fresh sales and existing customers.
Hyderabad recorded a 93% increase in capital prices, with values rising from ₹4,195 per sq ft to ₹8,090 per sq ft. According to ANAROCK data, Bengaluru also posted a 90% increase, with prices climbing from ₹4,975 per sq ft to ₹9,450 per sq ft. Navi Mumbai recorded a 71% increase, rising from ₹6,860 per sq ft to ₹11,720 per sq ft, while Mumbai's capital prices increased 64% from ₹17,845 per sq ft to ₹29,270 per sq ft.
Pune recorded a 51% increase in capital prices, with values rising from ₹5,510 per sq ft to ₹8,300 per sq ft. Chennai and Delhi both recorded 47% growth, with Chennai's prices increasing from ₹4,935 per sq ft to ₹7,250 per sq ft, while Delhi's rose from ₹18,200 per sq ft to ₹26,700 per sq ft. Thane recorded a 63% rise, with prices increasing from ₹8,785 per sq ft to ₹14,300 per sq ft. Kolkata recorded the lowest increase at 45%, with capital prices rising from ₹4,385 per sq ft to ₹6,345 per sq ft.
