Global alternative investment major Brookfield has acquired a 100 per cent interest in ESR India's industrial and logistics portfolio for ₹4,300 crore ($450 million). According to reports from Rediff Moneynews and The Times of India, this marks Brookfield's entry into industrial and logistics real estate in India. The committed ₹4,300 crore will be utilised for the acquisition and future development of the portfolio, with ESR continuing to manage the properties in the near term. As reported by The Times of India, the portfolio covers nearly 400 acres and includes eight Grade A parks located across Mumbai, Pune, Delhi-NCR, Chennai and Kolkata, among other major industrial hubs, with the operating portfolio approximately 98 per cent leased.
The portfolio spans 10.5 million square feet and is spread across approximately 400 acres in six metro clusters. As reported by Rediff Moneynews, the portfolio includes eight Grade A parks located across Mumbai, Pune, Delhi-NCR, Chennai and Kolkata, among other major industrial hubs. The operating portfolio is approximately 98 per cent leased, serving a diversified mix of logistics and industrial occupiers. The assets are strategically located along industrial and freight corridors close to key manufacturing and warehousing hubs, accommodating a range of uses including light manufacturing facilities, fulfilment centres and warehouses. This provides Brookfield with immediate scale across some of India's leading industrial and logistics markets.
According to Rediff Moneynews, Brookfield is one of the largest owners and operators of real estate assets in India, with a portfolio of over $13 billion across office and hospitality sectors, including Brookfield India Real Estate Trust and The Leela Palaces Hotels and Resorts Ltd. Ankur Gupta, deputy chief investment officer and head of Asia Pacific and Middle East, Real Estate at Brookfield, emphasized the strategic importance of expanding into logistics infrastructure as India's integration into global supply chains accelerates. As reported by Rediff Moneynews, Gupta noted that high-quality logistics infrastructure will enhance the country's logistics capabilities and cost competitiveness, positioning Brookfield to partner with governments, global institutions and corporations to deliver solutions at scale. Gupta added that their market-leading presence across India's office and hospitality sectors provides a strong foundation to deepen their real estate footprint and expand into the logistics and industrial sector.
The acquisition comes at a time of significant growth in India's industrial and warehousing sector. According to The Times of India, leasing volumes in India's industrial and warehousing space reached 36.8 million sq ft in H1 2026, a 15% increase over the same period last year, as reported by Knight Frank. The demand is led by manufacturing and third-party logistics occupiers, with analysts noting that the completion of the Western Dedicated Freight Corridor in March boosted market growth. This acquisition by Brookfield underscores the growing institutional confidence in India's logistics real estate market and its strategic importance for global supply chain integration. Brookfield has approximately $33 billion of assets under management in India across infrastructure, energy, private equity, real estate and credit, expanding its India real estate exposure beyond its established office and hospitality portfolio.
ESR India is the Indian arm of Singapore-based real assets owner and manager ESR, with investments focused on logistics real estate, data centres and infrastructure. As reported by Rediff Moneynews, Abhijit Malkani, CEO, India at ESR, noted that the transaction reflects the quality of the portfolio built and strong institutional demand for modern logistics assets in India. ESR will continue to manage the portfolio, providing continuity for customers while supporting its next phase of growth. The acquisition builds on the relationship between Brookfield and ESR across Asia Pacific, with ESR highlighting the value created through their integrated platform and the strength of their logistics business in India. In November last year, Canada Pension Plan Investment Board (CPPIB) and local warehouse developer IndoSpace acquired six industrial and logistics parks in a deal worth over $300 million through their joint venture, demonstrating continued institutional interest in India's logistics sector.
