According to investment banking and real estate industry sources, Blackstone has secured a majority interest in Sanha Logistics Park II through a unique co-investment arrangement rather than a typical equity transaction. A fund managed by Blackstone Real Estate Partners acquired the majority stake through subscription of new shares, while Singapore-based real estate manager ESR remains a shareholder and continues to act as development manager and asset manager through its South Korean platform, ESR Kendall Square. This structure is notable as an "alliance" that combines the capital strength of both firms with their respective development and operational capabilities, differing from typical equity transactions where existing investors exit their positions.
As reported by industry sources, Sanha Logistics Park II spans 334,000 square metres and is currently under construction, with completion targeted for 2028. The facility is strategically positioned in the Sanha-ri area of Anseong, Gyeonggi Province, offering favorable connectivity between the Seoul metropolitan area and key regional hubs. The site is highly regarded for its proximity to the Gyeongbu Expressway and Pyeongtaek-Jecheon Expressway, as well as its location within an established cluster of distribution and manufacturing facilities operated by major companies. The logistics park is designed with substantial power capacity to support the deployment of advanced logistics automation systems, with plans to attract logistics demand from third-party logistics providers, e-commerce companies, and retailers.
According to real estate investment industry sources, this transaction represents a "flight to quality" underway in South Korea's logistics center market, which had reached a state of supply saturation but is now showing signs of stabilization. Following a period of supply expansion and rising financing costs, capital is increasingly concentrating on prime-grade assets with core metropolitan locations, scale, power infrastructure, and automation capabilities—rather than broad-based investment across the logistics sector as a whole. Blackstone continues to expand its South Korean investments, primarily in real estate and private equity, with this deal widely seen as leveraging the market correction as an opportunity to secure quality assets. The facility's location within an established cluster of major corporations' distribution and manufacturing bases positions it well to secure tenant demand upon completion.
Kim Tae-rae, Head of Blackstone Real Estate Korea, stated that "South Korea has built a dynamic logistics market on the strength of its e-commerce, advanced manufacturing, and AI-related industries. Together with ESR, we will deliver high-quality Grade A logistics infrastructure that responds to evolving customer needs." Nam Sun-woo, CEO of ESR Kendall Square, emphasized that "This investment reflects our shared conviction in the long-term fundamentals of South Korea's logistics industry. By combining Blackstone's global platform with our domestic development and operational capabilities, we will deliver best-in-class logistics assets." The companies emphasized that by combining Blackstone's global platform and expertise with ESR's local development and management experience, they look forward to delivering a premier asset that meets evolving customer needs.
