
Realty firm Brigade Enterprises Ltd announced on Wednesday (April 29) that the company and Bain Capital have formed a 50:50 joint venture to develop a premium mixed-use project in Whitefield, Bengaluru. According to reports from CNBC TV18, this collaboration represents a significant institutional investment by Bain Capital into the Indian real estate sector, highlighting growing institutional appetite for high-quality Indian commercial and hospitality real estate.
The project will be developed on an approximately 11-acre land parcel with a total investment of around ₹2,200 crore. As reported by CNBC TV18, the development is planned as an integrated project of around two million square feet and will be located on ITPL Main Road in Whitefield, Bengaluru, adjacent to the Whitefield Metro Station. The project includes grade A office space and a five-star hotel to be operated by a leading international hotel brand.
Whitefield is described as one of Bengaluru's key commercial corridors, housing a large presence of global technology companies and Fortune 500 occupiers. According to CNBC TV18, this strategic location positions the project to serve the growing demand from multinational corporations and international business operations in the area.
Nirupa Shankar, Joint Managing Director, Brigade Group, expressed excitement about beginning the partnership with Bain Capital, one of the world's leading private investment firms. As reported by CNBC TV18, he emphasized that this collaboration underscores the growing institutional appetite for high-quality Indian commercial and hospitality real estate. Shankar noted that by leveraging the financial strength of a fund managed by Bain Capital and their deep-rooted development expertise, they are optimizing their capital structure to accelerate high-value developments.
Shares of Brigade Enterprises Limited ended at ₹800, down by ₹2.65, or 0.33%, on the BSE today, April 29, according to CNBC TV18. The modest decline in share price occurred despite the significant announcement of the joint venture formation and the substantial project investment commitment.
