
Actor Manoj Bajpayee has acquired approximately 4.45 acres of agricultural land in Maharashtra's Pune district for ₹1.37 crore, according to property registration documents accessed through CRE Matrix. The land parcel, located in Tailbaila village in Mulshi taluka, was purchased from Vimalchand Khimraj Jain and registered on August 25, 2026. The total land area spans 1.80 hectares, with the consideration value of ₹1.37 crore and stamp duty payment of ₹6.87 lakh. The transaction also attracted a registration fee of ₹30,000. On a per-acre basis, the transaction works out to approximately ₹30.9 lakh per acre.
The acquisition is strategically located in Tailbaila village, which is positioned 119 km from Mumbai and 101 km from Pune, making it conveniently accessible from both major cities. The village is situated near Lonavala, a popular hill station, and is known for its two giant rock walls that rise around 200 to 250 feet above the surrounding landscape. The Mulshi region is renowned for its natural surroundings, proximity to the Mulshi Dam, and growing interest in agricultural land and second homes. Tailbaila village is also home to Tailbaila Fort, which is situated at an elevation of around 3,322 feet above sea level. The Mulshi-Lonavala belt has attracted buyers and investors seeking low-density properties and weekend homes, with demand for lifestyle-focused real estate growing in recent years.
This acquisition adds to Bajpayee's expanding real estate portfolio, which includes both residential and commercial properties in Mumbai. In October 2023, Bajpayee and his wife Shabana Raza Bajpaye purchased four commercial office units in Mumbai's Oshiwara for ₹32.94 crore. The four units in Signature Building off Veera Desai Road had a combined carpet area of 7,620 sq ft and came with nine car parking spaces. The couple subsequently leased out two office units in the same Andheri West commercial market, entering into a five-year lease with Barcode Influencer Marketing Pvt Ltd in April 2025 for ₹10.94 lakh per month with a 5% annual escalation.
Bajpayee's purchase comes as Mulshi has attracted growing interest from Bollywood personalities and high-net-worth individuals seeking large land parcels outside Mumbai. In April 2026, actor Ranbir Kapoor acquired four adjoining land parcels spanning about 25.7 acres in Pimpri village, also in Mulshi taluka, for a combined ₹16.42 crore. The Kapoor transaction comprised four plots measuring 21,400 sq m, 29,900 sq m, 43,800 sq m and 8,900 sq m, respectively, with the largest parcel purchased for ₹7.07 crore. In March 2026, Citycon Infratech LLP, linked to Pune-based Amar Builders, acquired a 13.22-acre land parcel in Mundhwa for ₹300 crore.
In August 2024, Bajpayee and his wife sold their 1,247-sq-ft apartment in Mumbai's Mahalaxmi for ₹9 crore. They had originally purchased the apartment in 2013 for ₹6.40 crore in the Minerva residential tower with two parking spaces. The sale was documented by real estate consultancy platform Square Yards and property sales platform IndexTap.com. These transactions demonstrate Bajpayee's strategic approach to real estate investments across both residential and commercial segments in Mumbai and Pune markets.
