Colt Data Centre Services (Colt DCS) and Bengaluru-based RMZ have officially commenced construction on their third data centre in Mumbai, at their Navi Mumbai campus. According to reports from PRNewswire, the facility, Mumbai 3, will deliver 64 MW of AI-ready data centre capacity upon completion. The companies announced the development on October 15, 2026, marking a significant milestone in their joint venture operations. As per PRNewswire, this development is a milestone reflecting the pace at which the venture has scaled just within 18 months of signing the initial agreement. The data centre is now fully pre-let, although neither company has named the customer or given a completion date, with the facility having been signed with the first hyperscale customer following ground preparation that began in December 2025.
Colt DCS and RMZ, which operate as a joint venture, announced plans in 2024 to invest $1.7 billion in the Indian data centre market. As reported by PRNewswire, ground preparation began in December 2025, and construction is now underway following the signing of the facility's first hyperscale customer. The companies have committed to developing 250 MW of data centre capacity across Mumbai and Chennai as part of their joint venture partnership. According to PRNewswire, this development is part of the JV that brings together Colt DCS's global data centre expertise with RMZ's over two decades of experience in developing, owning and operating high-quality infrastructure in the Indian market. The joint venture is a 50-50 partnership, with RMZ participating through its infrastructure unit, RMZ Digital Infrastructure Partners, and it marked RMZ's entry into the digital infrastructure sector.
According to PRNewswire, the companies' Navi Mumbai campus has the potential to deliver up to 148 MW of capacity at full development. Upon completion, Mumbai 3 will increase the site's operational capacity to 86 MW, representing a significant expansion of the campus's total capacity. When Mumbai 3 is complete, operational capacity on the site will rise to 86MW, against a potential 148MW at full development, with Mumbai 3 accounting for 64MW of that total. As per PRNewswire, Mumbai 3 will join existing data centres Mumbai 1 and Mumbai 2 at the Navi Mumbai Campus, which currently supports large enterprise and cloud workloads. The first phase of the campus went live in September 2023, with the current operational capacity standing at 22MW. This development aligns with the growing demand for AI-ready infrastructure in the Mumbai region, where the rapid adoption of AI is driving requirements for larger deployments, higher rack densities and greater power capacity.
As reported by PRNewswire, the facility will operate using 100 per cent renewable energy and has been designed with a closed-loop cooling system, enabling near-zero wastewater from the cooling process. According to PRNewswire, Mumbai 3 has been designed to support AI workloads and high-density compute deployments, delivering 64MW of secured contracted power, supported by a hybrid cooling architecture that combines traditional air cooling with direct liquid-to-chip cooling. The facility will also benefit from a 220kV gas-insulated switchgear (GIS) substation located on campus, providing high levels of resilience and scalability, alongside carrier-neutral connectivity with access to high-capacity fibre routes. Pratap Mane, country head, DCS, India, emphasized that the facility incorporates advanced cooling capabilities, including liquid cooling and enhanced power infrastructure to support high-density deployments. The facility is specifically built with AI readiness at its core, addressing the rapidly evolving nature of data centre demand where customers require larger deployments, higher rack densities and infrastructure capable of supporting increasingly intensive AI workloads.
According to PRNewswire, Deepak Chhabria, President at RMZ Digital Infrastructure, stated that at Mumbai 3, they are developing a future-ready campus designed to enable hyperscalers and neo-cloud providers to scale seamlessly as their capacity and computing needs evolve. As per PRNewswire, Pratap Mane emphasized that the facility incorporates advanced cooling capabilities, including liquid cooling and enhanced power infrastructure to support high-density deployments. The project is expected to create more than 700 jobs across construction and operations, while supporting local suppliers, contractors, and service providers. The facility is specifically built with AI readiness at its core, with Mane noting that the nature of data centre demand is evolving rapidly, with customers requiring larger deployments, higher rack densities and infrastructure capable of supporting increasingly intensive AI workloads. The JV's initial focus extends beyond Navi Mumbai to a site in Ambattur, Chennai, with the venture's approach combining Colt DCS's experience developing and operating data centres in Europe, Japan and India with RMZ's two decades of developing, owning and operating infrastructure in the Indian market.
