Bengaluru-based realty firm Sumadhura Group has announced a massive investment of ₹17,000 crore by March 2030 to develop housing and commercial projects as well as land acquisition. According to reports from The Economic Times, Rediff Moneynews, and RegNews, the company's CMD Madhusudhan G revealed that the total investment will be spread over four financial years from 2026-27 to 2029-30. The funding will support both ongoing projects and future developments across the company's expansion pipeline.
The company has delivered 56 projects comprising 17 million square feet in the last three decades and currently has 11 million sq ft of ongoing housing and commercial projects. As reported by The Economic Times, Rediff Moneynews, and RegNews, Sumadhura Group plans to launch 45 million sq ft across three major cities - Bengaluru, Hyderabad and Chennai - by the end of 2029-30 fiscal. The development will include 35 million sq ft residential units, 4 million sq ft office spaces and 6 million sq ft warehousing spaces. The company already owns 85 per cent of the total land parcels required to launch the planned 45 million sq ft, providing a strong foundation for the ambitious expansion. The residential development will account for 35 million sq ft with an estimated Gross Development Value (GDV) of ₹38,000 crore, while the company plans to enter the luxury villa segment and expand its land bank in high-growth micro-markets across all three cities.
The warehousing segment represents a major component of the expansion strategy, with 6 million sq ft of planned development and potential annual rental income of ₹225 crore. According to RegNews, this expansion builds on the group's existing logistics park in Hoskote, Bengaluru, and its recent entry into Chennai with a 1.2 million sq ft Grade A industrial and logistics park at Red Hills. Commercial plans include 4.2 million sq ft of Grade A office space with potential annual rental income of ₹700 crore. The company is also entering premium commercial development along Bengaluru's Outer Ring Road (ORR), marking a significant expansion beyond its traditional residential base into commercial and industrial assets.
According to the company's CMD Madhusudhan G, the investments will be largely funded through internal accruals and advances from customers, with an additional ₹2,000 crore in debt to be raised. As reported by The Economic Times, Rediff Moneynews, and RegNews, the company already owns 85 per cent of the total land parcels required to launch the planned 45 million sq ft. The company also plans to grow its rental portfolio by developing office complexes and warehousing parks, with current annual rental income of ₹250 crore targeted to reach more than ₹1,100 crore. This represents a significant expansion from the current rental income level, with the warehousing segment alone contributing ₹225 crore in potential annual rental income.
Marking 30 years in the real estate sector, Sumadhura Group is looking to expand beyond its residential base into commercial and industrial and logistics assets as part of a four-year growth plan for FY 2027-30. According to RegNews, the strategy aims at building sustained growth through rental income while strengthening the group's position in established markets and expanding into emerging growth corridors. Regarding market demand across the three cities where Sumadhura Group operates, the company's CMD noted that demand for homes remains strong, with office space demand driven largely by foreign companies establishing Global Capability Centres (GCCs), while third-party logistics, e-commerce and light manufacturing players are major drivers of industrial and warehousing space demand. The strong demand environment supports the company's ambitious expansion plans across these key urban markets.
