Real estate developer Signatureglobal (India) Ltd has acquired and collaborated on a 194.22-acre land parcel in Farrukhnagar, Gurugram, Haryana, for the development of an ultra-luxury farmhouse villa destination. According to reports from CNBC TV18 and Business Standard, the transaction was disclosed on September 25, 2026, and comprises 25 acres acquired through outright land purchase for ₹150 crore and collaboration agreements for the development of projects on another 169.22 acres. The land parcel is expected to add approximately 6.77 million square feet of developable area to Signature Global's development pipeline, marking the company's entry into the exclusive low-density residential segment in West Gurugram. This ambitious project represents a significant expansion into the ultra-luxury real estate segment, with the company unveiling its latest venture in Gurugram West specifically in Farrukhnagar, Haryana.
The proposed ultra-luxury, low-density residential development will comprise exclusively designed luxury farmhouse villas, expansive green spaces and planned landscapes. As reported by CNBC TV18 and Business Standard, the project will also include curated sport, hospitality, leisure and lifestyle experiences. The development is being conceived as an invitation-only residential offering focused on space, privacy, greenery and bespoke amenities. The future residential enclave is envisioned as a low-density, luxury living space, offering premium farmhouse villas that cater to a select clientele seeking privacy, space, and exclusivity. The project is estimated to have a Gross Development Value (GDV) of ₹5,500-6,000 crore, with the partnership model allowing for shared capital deployment while enabling the execution of a mega-township concept focused on privacy and luxury. The development aims to integrate architecture with nature, providing an environment that combines bespoke amenities with expansive green landscapes.
The land parcel is located around a 15-minute drive from the Dwarka Expressway and has access to the Kundli-Manesar-Palwal (KMP) Expressway, along with frontage on the Farrukhnagar-Wazirpur Road. According to CNBC TV18 and Business Standard, the location provides access to Gurugram's established residential and commercial hubs, as well as Delhi and the wider National Capital Region (NCR). The Farrukhnagar-Gurugram road is slated for a four-lane upgrade at an estimated investment of ₹365 crore, while the proposed Gurugram-Farrukhnagar-Jhajjar highway is being progressed through alignment planning by the National Highways Authority of India (NHAI). Infrastructure developments in the region support the long-term viability of this new growth corridor, with Farrukhnagar witnessing significant infrastructure upgrades that are expected to further enhance the area's connectivity. The region's new master plan prioritises enhanced road connectivity, bypass infrastructure and civic amenities, with Gurugram West (Farrukhnagar) emerging as a new growth corridor within the wider NCR.
In the first quarter of this fiscal year, Signature Global reported sales bookings of ₹1,970 crore. As reported by CNBC TV18 and Business Standard, the company has so far delivered 19.2 million sq. ft. of real estate. In FY2025–26, Signature Global recorded sales bookings of ₹8,250 crore, making it the fifth-largest listed real estate company in terms of sales bookings. The company spent around ₹600-700 crore on land purchases in FY26, below its ₹1,000 crore target, as soaring land prices following a sharp rise in housing sales made acquisitions expensive. However, the firm had earmarked ₹1,200-1,500 crore for land acquisitions in FY27, more than double its spending in the previous year, as a slowdown in the real estate market has made land prices more attractive. The company's pre-sales during FY26 stood at ₹8,250 crore, while average sales realisation improved to ₹15,250 per sq. ft. in FY26 from ₹12,457 per sq. ft. in FY25, driven by higher sales in premium markets and price increases across key regions.
Shares of Signatureglobal (India) Ltd ended at ₹788.55, flat on Friday, on the BSE following the announcement. According to CNBC TV18 and Business Standard, the acquisition represents a meaningful addition to the company's development pipeline, allowing entry into a segment where the product is defined not simply by the residence, but by the quality of the environment, exclusivity of the community and experiences built around it. The shift toward an ultra-luxury segment diversifies the company's product mix, which has historically focused on affordable and mid-premium housing in NCR, aligning with broader trends of consolidation among organized developers in key metropolitan markets where inventory scarcity favors players with strong balance sheets. As of June 30, 2026, Signature Global had ₹2,522 crore in cash and cash equivalents, including approximately ₹1,700 crore maintained in RERA and escrow accounts. The company currently has 45 projects under development, spanning more than 320 lakh sq ft, with nearly four-fifths of the area already sold. Signature Global holds a 13% market share in the National Capital Region (NCR) and a 20% share in Gurugram within the price range of ₹20 million to ₹50 million.
