
According to reports from Business Standard, Puravankara has secured a 14.57-acre land parcel located in Mandur, Budigere in Bengaluru. The acquisition comprises 7.92 acres under a joint development agreement (JDA) and 6.65 acres purchased directly by Puravankara. The total saleable area for the entire project will be approximately 1.8 million square feet. This purchase follows the company's 53.5-acre land acquisition in Anekal Taluk in December 2025, demonstrating their continued expansion strategy in the eastern corridor of Bengaluru. In a regulatory filing on May 25, the company confirmed the acquisition details without disclosing the land cost and revenue or profit-sharing terms to the landowner.
As reported by Business Standard, the land parcel carries an estimated gross development value of around ₹2,300 crore. These two recent acquisitions have added a total of ₹7,100 crore in GDV to the developer's pipeline, with the combined saleable land of these projects totaling 8.2 million square feet. With this latest acquisition, Puravankara's total land bank in terms of developable area in Bengaluru stands at 25.61 million sq ft. This substantial valuation reflects the strategic importance of the Mandur location and the development potential of the acquired land in the rapidly evolving eastern Bengaluru market.
According to the latest reports, the acquisition is strategically located in the rapidly evolving eastern corridor of Bengaluru near the thriving Whitefield–Kadugodi micro-market. The location offers convenient access to major employment hubs, including several Grade-A office parks in Whitefield, making it a preferred residential destination for technology professionals and corporate employees. The site is situated off the Old Madras Road, providing connectivity to Whitefield, KR Puram, ITPL, the Outer Ring Road, and Kempegowda International Airport. The Budigere-Mandur corridor has emerged as an important residential micro-market with significant long-term potential, benefiting from the established commercial ecosystem in North-East Bengaluru.
Ashish Puravankara, Managing Director of Puravankara Limited, stated that this deal is part of their ongoing efforts to systematically add high-quality projects to their launch pipeline across strategic micro-markets. Mallanna Sasalu, CEO - South, Puravankara Limited, noted that "This transaction further strengthens our Bengaluru portfolio and aligns with our strategy of adding high-quality projects through capital-efficient structures such as joint developments." Real estate demand in other areas of East Bengaluru like Kadugodi, Hoskote, Avalahalli and Budigere are rising with prices increasing 10%-40% Year-on-Year. This growth is attributed to metro connectivity, influx of IT professionals and improving infrastructure, with the BMRCL conducting a feasibility study recently for a 16 km double decker metro line from KR Pura to Hoskote.
During FY26, Puravankara strengthened its development pipeline in Bengaluru through outright acquisitions and JDAs at Hennur Road, Anekal Taluk, Balagere East Bengaluru and KIADB Hardware Park with a cumulative estimated GDV of approximately ₹10,400 crore. The location is surrounded by reputed schools, healthcare facilities, premium gated communities, and evolving lifestyle infrastructure, presenting a compelling blend of urban convenience and residential tranquillity. The area is also part of the 'Bangalore automotive corridor' where there are multiple automotive companies offices, further enhancing its commercial appeal. Puravankara has completed 95 projects so far, totalling 57 million sq ft across nine cities - Bengaluru, Chennai, Hyderabad, Coimbatore, Mangaluru, Kochi, Mumbai, Pune and Goa.
