The land parcel has a total developable potential of 1.8 million sq. ft., positioning it as a significant commercial development opportunity in the region. This acquisition represents a significant addition to the company's growing commercial real estate footprint and marks a strategic expansion of Kamdhenu's presence in the Navi Mumbai market. The seller in the transaction, RPG Life Sciences, is a pharmaceutical company that forms part of the RPG Group, with land divestitures of this nature by established industrial and pharmaceutical companies becoming an increasingly common source of large contiguous land parcels for real estate developers in the Mumbai Metropolitan Region.
As reported by Business Standard, Kamdhenu plans to develop a large-scale commercial park that will combine corporate office suites with high-street retail, curated food and beverage outlets, double-height grand lobbies, modern business infrastructure and lifestyle conveniences. The proposed development will cater to enterprise occupiers as well as daily visitors, with Grade-A office infrastructure designed to meet the requirements of global corporate tenants. Unlike its earlier standalone commercial developments, the new project will be planned as an integrated work-and-lifestyle ecosystem within a single destination. Today, Thane-Belapur Road has transformed from an industrial belt into Navi Mumbai's primary corporate spine, with the stretch now anchoring major IT parks, global tech back-offices, and India's densest hyperscale data center hub. The corridor benefits from connectivity to Mumbai, Thane, Navi Mumbai and the upcoming Navi Mumbai International Airport, making it the preferred address for multinational companies and institutional occupiers.
