
Realty firm M3M India announced on Thursday that it will invest ₹600 crore to develop a commercial project in Gurugram. According to reports from PTI and The Economic Times, the company has launched the commercial project, 'M3M Capital Financial Center', marking a significant expansion in the company's commercial portfolio. The announcement was made in a statement issued by the company, confirming their commitment to the Gurugram market. As per M3M India, this development follows the successful delivery of M3M IFC, Delhi-NCR's most iconic and tallest commercial towers.
The project is spread across 1.42 acres and comprises 165 units, including 152 premium office spaces, 6 multiplex units and 7 retail units. As reported by PTI and The Economic Times, the project is located at Sector 113, Dwarka Expressway in Gurugram and is expected to be completed by 2029. The project features a 22-storey single tower with four basement levels, designed as a future-ready business destination. According to M3M India, the project is strategically positioned opposite Billionaire's Block, India's largest enclave of branded residences, and directly connected to the 1-km M3M Capital Walk. The location offers 15-20 minutes access to Aerocity and IGI Airport, positioning it within a fully integrated mixed-use destination with seamless connectivity through the Dwarka Expressway, NH-48, UER-II and Vasant Kunj Extension corridor.
The commercial project is expected to generate ₹1,500 crore in revenue upon completion, according to latest reports. This substantial revenue projection reflects the strong market positioning of the project and the premium nature of the office spaces. The development features approximately 22,500 sq. ft. column-free floor plates with nearly 65% space efficiency, enabling flexible headquarters that deliver operational excellence while enhancing employee experience. A global aviation company has acquired approximately 75,000 sq ft in the building, demonstrating strong market demand and early occupier confidence from marquee enterprises. M3M India is currently in advanced discussions with Fortune 500 companies, Global Capability Centres (GCCs), multinational corporations, aviation companies, consulting firms, technology leaders and global financial institutions evaluating M3M Capital Financial Center for regional headquarters and flagship office campuses.
Unlike conventional office developments, M3M Capital Financial Center derives its strength from the vibrant ecosystem surrounding it. According to PTI and The Economic Times, M3M Group has outlined ambitious expansion plans, with the group planning to invest ₹10,000 crore this financial year on construction and land acquisition. The group currently has more than 30 million sq ft of area under construction across various projects, as stated by M3M Group Promoter Pankaj Bansal. The company is actively acquiring land parcels and plans to invest ₹2,500 crore this fiscal on land banking, with plans to participate in upcoming land auctions in Noida. As per M3M India, the project is set to catalyse the commercial transformation of Smart City Delhi Airport, reinforcing its emergence as NCR's next Central Business District. M3M Capital Financial Center will serve as the commercial nucleus of the 250-acre Smart City Delhi Airport (SCDA), positioning it as a defining destination for multinational corporations, Global Capability Centres and institutional investors over the coming decade.
