A 5.25-acre government land parcel in Hyderabad's Raidurg Knowledge City has achieved a landmark sale, fetching ₹264 crore per acre in an e-auction conducted by the Telangana State Industrial Infrastructure Corporation (TGIIC). According to reports from Outlook Business, the plot, identified as Plot P1 in Survey No. 83/1 and located at Raidurg Panmaktha in Serilingampally, was won by MSN Realty for approximately ₹1,386 crore. The winning bid significantly exceeded TGIIC's reserve price of ₹175 crore per acre, representing a premium of about 50.9%. As reported by The Times of India, the previous highest bid recorded at the same site in Raidurg was ₹237 crore per acre, making this the new benchmark for land prices in the area. The auction was conducted through the MSTC e-Auction platform, with JLL serving as the exclusive transaction adviser to ensure transparency and competitive participation from leading national developers.
The latest transaction has established a new benchmark for land prices in Raidurg, surpassing the previous record of ₹237 crore per acre set in May 2026. As reported by Outlook Business, the result marks a sharp escalation in Raidurg land values, with the ₹264 crore per acre achieved in August 2026 now surpassing the earlier auction's ₹237 crore per acre in May 2026. An earlier transaction in June had fetched ₹204 crore per acre, highlighting the rapid rise in land values in the area over recent months. The record bid reflects sustained investor confidence in the Raidurg corridor and its potential as a major commercial real estate destination. According to Essential Business Intelligence, TGIIC Vice-Chairman and Managing Director K. Shashanka noted that the record bid reflected sustained investor confidence in the Raidurg corridor, with the latest sale coming only around three months after the previous price record. The latest auction results position Hyderabad among India's premier investment destinations, as confirmed by TGIIC officials.
The transaction highlights growing demand for strategically located commercial and mixed-use land in Hyderabad's Knowledge City and surrounding IT corridor. The Raidurg parcel benefits from its proximity to IT parks providing office space for multinational companies, luxury housing societies and malls, besides Metro Rail connectivity. As reported by The Times of India, given the controversy over the land parcel being covered in heritage rocks, there was concern about the response to the auction. However, the result has been overwhelming, with the government receiving a 50.9% premium over the reserve price, much to the surprise of officials and market insiders. The location gives the Raidurg parcel an advantage over Kokapet due to its proximity to commercial districts, entertainment zones and transport networks, making it a preferred destination for institutional real estate capital. According to TGIIC, the area has IT parks providing office space for multinational companies, luxury housing societies and malls, besides Metro Rail connectivity, giving the Raidurg parcel an advantage over Kokapet due to its proximity to commercial districts, entertainment zones and transport networks.
TGIIC is scheduled to conduct a follow-up e-auction on August 28 for an adjacent five-acre land parcel within the same Survey No. 83/1. The upcoming auction could provide another indication of demand and pricing trends in the Raidurg corridor. The record transaction further strengthens Raidurg's position as a key commercial real estate market in Hyderabad, driven by its proximity to major technology and business centres. According to TGIIC, the outcome reflects intensifying competition among premier developers and the market's increasingly bullish outlook on Hyderabad's strategic corridors, confirming Telangana's position as a high-growth destination for institutional real estate capital. TGIIC officials thanked Chief Minister A. Revanth Reddy and IT minister D. Sridhar Babu, stating that their leadership had created a transparent, business-enabling environment.
TGIIC Vice-Chairman and Managing Director K. Shashanka emphasized that the successful outcome of the Plot P1 auction reflected the confidence and conviction of the developer community in Telangana's future. "The successful outcome of the Plot P1 auction speaks volumes about the confidence and conviction that the developer community places in Telangana's future. What we are witnessing is not just strong pricing, but a clear endorsement of the state's development philosophy—one rooted in transparency, infrastructure excellence, and the creation of genuine value for all stakeholders," he stated. According to TGIIC, the quality of participation and the competitive spirit displayed throughout the auction reflect a market that recognizes Hyderabad's transformation into a truly world-class business destination. The auction results underscore Hyderabad's emergence as one of India's most dynamic real estate markets and Telangana's approach to infrastructure-led growth, with the state's leadership creating a transparent, business-enabling environment that has attracted institutional real estate capital. TGIIC continues to drive Telangana's industrial and infrastructure development through strategic land monetization, transparent allocation processes, and world-class infrastructure delivery.
