Realty firm M3M has secured a massive 12.5-acre land parcel in Noida's Sector 108 for ₹2,000 crore, marking one of the biggest land deals in the country. According to latest reports, M3M emerged as the highest bidder for a ₹1,850 crore bid against the reserve price of ₹835 crore, representing a substantial premium of more than twice the initial price. The land parcel is designated for mixed-use development, comprising both residential and commercial components, with M3M paying an additional ₹150 crore for stamp duty and other government charges. This acquisition, combined with another 6-acre site in Sector 98 for ₹414 crore, brings M3M's total land investment to ₹2,500 crore. The transaction translates into ₹147 crore per acre, underscoring the premium developers are willing to pay for large parcels in prime Noida locations.
According to latest reports, DLF Limited was also bidding for the same land parcel but M3M secured the winning bid. In the current auction, M3M has acquired another 6-acre land in Sector 98 for ₹414 crore, while Max Estates also acquired one land parcel for ₹271 crore. The Noida Authority had auctioned five land parcels in total, which together fetched more than ₹3,300 crore in the latest auction. This acquisition adds to M3M's series of aggressive land bids, including winning a 23,570 sq metre commercial plot for more than ₹400 crore in January 2025, while Max Estates had won a 41,835 sq metre parcel for more than ₹700 crore. The deal adds to a series of high-value land transactions across Indian cities, including Hyderabad's Raidurg Knowledge City where two parcels auctioned in October 2025 fetched a combined ₹3,135 crore.
The acquired land parcels are designated for mixed-use development, comprising residential and commercial components. As per The Economic Times, M3M India has committed ₹2,500 crore for land acquisition and aims to finalize 7.8 million sq. ft. of ongoing projects this fiscal year. The company has identified 7.8 million sq. ft. for completion by the end of this financial year, spanning premium residential and mixed-use commercial projects. Residential projects account for 5.8 million sq. ft., including M3M Capital 113 (3.2 million sq. ft.) and M3M Antalya Hills 79 (2.6 million sq. ft.), while the remaining 2 million sq. ft. is allocated to mixed-use commercial developments including M3M Capital Walk 113 (0.8 million sq. ft.), M3M Paragon 57 (0.9 million sq. ft.), and M3M Jewel 25 (0.3 million sq. ft.).
According to The Economic Times, M3M India has committed ₹2,500 crore for land acquisition and recently acquired land worth ₹2,500 crore in Gurgaon. The company has set an annual target of ₹5,000 crore in land acquisitions for 2026. Additionally, M3M will invest another ₹14,500 crore to accelerate construction of its 45 million sq. ft. under-development portfolio. The substantial premium fetched by the Sector 108 parcel highlights strong developer interest in strategically located mixed-use land in Noida, as reported by sources. An M3M spokesperson declined to comment immediately, while the Noida authority was yet to announce officially the auction details.
