Hero Homes, the real estate venture of Hero Realty, has unveiled a significant residential project in Greater Noida spanning 17.3 acres within the Delhi Mumbai Industrial Corridor (DMIC). According to reports from Business Standard, the project will develop 6 million sq ft of premium residential units and is expected to contribute ₹5,400 crore to the company's topline revenue. This development represents the company's second project in Greater Noida, following its acquisition of land in Sector MU earlier this year. The announcement follows Hero Realty's strategic pivot toward Uttar Pradesh, with the company now positioning itself as one of the most geographically diversified UP real estate developers in 2026.
The project's development potential is backed by growing economic activity and population growth owing to the DMIC Integrated Industrial Township, as reported by Business Standard. Hero Realty CEO Rohit Kishore emphasized that large-scale infrastructure investments, employment generation and the emergence of new residential and commercial hubs are creating compelling long-term growth opportunities. The Dadri-Noida-Ghaziabad Investment Region, part of the DMIC, includes an integrated industrial township, multimodal logistics hub at Dadri, and multimodal transport hub at Boraki, all located within 50 km of the Western Dedicated Freight Corridor alignment. The convergence of manufacturing employment, logistics infrastructure, and connectivity to the Western Dedicated Freight Corridor creates a demand profile for residential real estate that is categorically stronger than a purely speculative corridor.
The project launch comes as the Hero group has delivered over 7.80 lakh square metres of development for more than 7,000 buyers of its luxury offerings under the Hero Homes brand, according to Business Standard. The company maintains a presence across the National Capital Region (NCR), Punjab, Uttar Pradesh and Uttarakhand. The Greater Noida market has gained traction among developers following the inauguration of Jewar Airport, positioning the region as an attractive destination for residential and commercial development. The DMIC project specifically benefits from three convergent infrastructure catalysts: the DMIC Integrated Industrial Township's employment base, the Dadri multimodal logistics hub, and Jewar International Airport's imminent operationalisation, all operating within the same geography.
Hero Realty's Uttar Pradesh expansion encompasses five distinct projects across Greater Noida, Vrindavan, Siddharth Vihar, Lucknow-Kanpur, and the DMIC corridor, with a combined development pipeline exceeding ₹20,000 crore. The strategy includes a residential launch in Greater Noida Sector MU, plotted development in Vrindavan (Mathura district), residential projects in Siddharth Vihar, Ghaziabad, and a plot township in Lucknow-Kanpur. This represents one of the most geographically diversified UP real estate commitments from a single NCR-heritage developer in 2026. The company's entry into these markets follows the same playbook as NCR-established developers deployed significant capital into adjacent states before infrastructure theses fully matured, with those who entered early making the strongest returns.
