Embassy Developments has achieved exceptional sales momentum with ₹1,800 crore in pre-sales within a week of launching its Embassy Origins project in North Bengaluru. According to reports from Business Standard, the project sold 477 homes, representing 62% absorption of the units launched and covering more than 10 lakh sq ft of saleable area. The announcement was made on 5th October 2026, with Reeza Sebastian, Chief Revenue Officer – Residential at Embassy Developments, stating the response provides greater visibility on FY27 pre-sales and cash flows. As per Business Upturn, this launch response was described as one of the strongest in the company's history.
Embassy Origins is strategically located north of Yelahanka across approximately 85 acres and features excellent connectivity to North Bengaluru's business and lifestyle centres, being approximately 20 minutes away from Kempegowda International Airport. The first phase consists of two RERA-registered residential projects — Embassy Riverine and Embassy South Reserve. Embassy Riverine comprises 217 villas in 4, 4.5 and 5 BHK configurations with approximately 1.1 million sq ft of saleable area, while Embassy South Reserve comprises 855 apartments ranging from studios to 3.5 BHK homes with approximately 1.5 million sq ft of saleable area. Together, Phase 1 offers about 2.6 million sq ft of residential saleable space and 1,072 homes.
The ₹1,800 crore pre-sales translate to an average booking value of roughly ₹3.8 crore per home, based on the reported figures. According to Business Standard, this strong performance builds on Embassy's robust Q1 FY27 results, where the company reported pre-sales of about ₹868 crore, up approximately 338% from ₹198 crore in Q1 FY26. Collections during the quarter rose about 54% year-on-year to ₹496 crore. The company's earlier disclosures show that residential launches in North Bengaluru have been integral to its growth strategy, with Embassy Greenshore recording approximately ₹804 crore in pre-sales and Embassy Eden achieving ₹286 crore in sales shortly after launch.
Embassy Origins is part of Embassy Developments' 'Natural Intelligence' initiative, where natural systems of the site influence the masterplan. The development features a central riparian corridor spanning approximately 41 acres that connects five lakes and is lined with around 4,000 native trees from over 100 species, cultivated in an on-site nursery. EDL partnered with Bhumiputra Architecture, led by Principal Architect Alok Shetty, to design the community that revolves around natural elements like water and air. The project has received all required RERA approvals before launch, positioning Phase 1 for accelerated execution. North Bengaluru has emerged as an important residential growth corridor due to its proximity to Kempegowda International Airport and concentration of business infrastructure.
North Bengaluru has emerged as an important residential growth corridor due to its proximity to Kempegowda International Airport and concentration of business infrastructure. As reported by Business Standard, CRE Matrix's September 2026 India Housing Report found that housing sales in Bengaluru rose 25% in value in H1 2026, while unit volumes increased 7% and average ticket size rose 17% to about ₹1.76 crore. The company's successful track record in Bengaluru includes complete sell-outs for projects like Embassy Greenshore and Embassy Verde Phase II. With all necessary RERA approvals already secured for Embassy Origins, Phase 1 is anticipated to proceed towards swift execution, with EDL planning to build on this momentum with the next phase of Embassy Origins and its wider North Bengaluru pipeline.
