Realty firm Embassy Developments Ltd has signed a non-binding Memorandum of Understanding (MoU) with the Government of Uttar Pradesh for a proposed commercial real estate development in Lucknow, with shares advancing 4.48% to ₹64.43 following the announcement. According to reports from Business Standard, the proposed project envisages the development of approximately 2.5 million to 3 million square feet of commercial real estate in the state capital, with an estimated investment of around ₹1,500 crore. The MoU has been executed under the state's investment promotion framework, with the Invest UP framework providing the regulatory framework for the development. The agreement was signed in Bengaluru with notable attendees including Shri Yogi Adityanath, Chief Minister of Uttar Pradesh, and other key officials from the state government and Embassy Developments.
Jitendra Virwani, Chairman of Embassy Group, emphasized Uttar Pradesh's emerging position as a compelling growth frontier. As reported by Business Standard, Virwani stated that with the state's scale, infrastructure momentum, improving business environment and focused policy push to attract enterprise and GCCs, Uttar Pradesh is emerging as one of India's most compelling growth frontiers. He highlighted that Lucknow has the potential to develop into a strong commercial hub for the next phase of India's office-led growth, with high-quality commercial real estate serving as a catalyst for economic development, investment attraction and large-scale job creation. The development aims to support the state's vision of creating world-class infrastructure, thereby attracting investments and fostering job creation. Virwani noted that Embassy has always believed that high-quality commercial real estate is a catalyst for economic development, investment attraction and large-scale job creation.
According to CNBC TV18, last month, Aditya Virwani, MD of Embassy Developments, projected that the company expects financial year 2026-27 (FY27) pre-sales to rise to ₹6,000 crore, supported by a ₹19,000 crore-plus launch pipeline and continued demand across Mumbai and Bengaluru housing markets. Virwani indicated that the company plans to launch projects worth more than ₹19,400 crore in gross development value during FY27, following ₹4,631 crore in pre-sales in 2025-26 (FY26), representing a 128% increase over the previous year. The company sees this Lucknow initiative as a strategic entry into Uttar Pradesh's commercial real estate market, leveraging its experience in building business ecosystems to contribute to the state's economic development.
As reported by Business Standard, Embassy Developments reported a consolidated net loss of ₹327.79 crore in Q4 FY26 as against a net profit of ₹155.55 crore in Q4 FY25. Revenue from operations declined 61.5% year on year to ₹342.46 crore in Q4 FY26. The company clarified that the MoU is non-binding and forms part of Uttar Pradesh's investment promotion initiative. Virwani noted that Embassy Citadel, the company's large Mumbai residential project launched in February, has received strong response and remains central to expansion plans in the city, with internal targets for completion by FY31-FY32, despite regulatory filings showing a completion timeline extending to 2035.
