
The Delhi Development Authority's (DDA) Karmajeevi Awaas Yojana 2026 received an overwhelming response on its opening day, with 661 flats booked out of 1,218 available units. According to the latest DDA statement, all 1-BHK units were sold out completely within hours, while 383 units were 1-BHKs, 198 were 2-BHKs, and 80 were 3-BHKs, with the 1-BHK category selling out completely within hours. The bookings opened on August 15, coinciding with the 80th Independence Day, through the First Come, First Serve (FCFS) mode. The scheme was launched under the guidance of Lieutenant Governor and DDA Chairman Taranjit Singh Sandhu, reflecting strong government support for affordable housing initiatives. As per a DDA spokesperson, "The exceptionally strong response reflects growing demand for DDA housing in Narela and the confidence of homebuyers in DDA's affordable, ready-to-move housing initiatives."
The strong response builds on DDA's robust housing sales performance in recent months. As reported by DDA, during the first quarter of the current financial year, DDA sold 1,284 flats, generating revenue of more than ₹1,020 crore. Narela alone accounted for 1,153 flats, representing early 90% of the total sales. This performance reinforces Narela's emergence as a preferred residential destination in the national capital, with the robust response further validating the sub-city's appeal among homebuyers. Officials said the response builds on DDA's recent sales momentum in Narela, with the strong first-day response demonstrating renewed confidence in the sub-city's housing market.
Under the scheme, DDA has offered 1,218 ready-to-move flats with a flat 25% discount at Pocket-11 in Narela's Sector A1-A4. The 1-BHK units of around 655-660 sq ft start at ₹33.40 lakh, while 2-BHKs of up to about 1,362-1,507 sq ft start at ₹75.55 lakh. The 3-BHKs, measuring up to nearly 1,768-1,978 sq ft, start at ₹1.065 crore after the 25% discount. The scheme covers 1-BHK, 2-BHK and 3-BHK flats, with prices after discount starting from ₹33.40 lakh for 1-BHK, ₹75.55 lakh for 2-BHK and ₹1.065 crore for 3-BHK flats. The flats are being offered on a freehold basis, with no restriction on applicants already owning another property, and buyers can also amalgamate adjoining flats into a larger unit, subject to DDA norms and approvals. The entire booking process is online, making the scheme accessible to a wider range of potential buyers.
Simultaneously, DDA is conducting an e-auction for 39 affordable EWS CSP flats in Dwarka under the DDA Dwarka Community Service Personnel Housing Scheme 2025 (E-auction Round-II). These residential units are situated in Block M of the DDA Golf View Condos at Pocket NA, Sector 19B, Dwarka, Delhi, with a uniform estimated price of ₹31,28,612 (approximately ₹31.28 lakh). The e-auction will be conducted in two separate sessions on August 24, 2026, and August 25, 2026, with the primary bidding process lasting approximately one hour. The first session runs from 11:00 AM to 12:00 PM, and the second session from 3 PM to 4 PM. DDA has implemented a dynamic bidding extension system that can extend the bidding window up to 2 hours and 40 minutes if competitive bidding continues, with 20 consecutive extensions possible to prevent last-minute bidding. Only eligible flat owners of Golf View Condos may participate, with applications accepted until 6:00 PM on August 14, 2026, and participation limited to those who deposited earnest money by August 12, 2026.
The housing complexes are strategically located with excellent connectivity to upcoming transportation infrastructure. The Karmajeevi Yojana flats are located around 1.2 km from the upcoming Metro station and 1.9 km from the proposed RRTS station, while the Dwarka units are located in Block M of the DDA Golf View Condos at Pocket NA, Sector 19B, Dwarka, Delhi. The Karmajeevi Yojana flats are also around 2 km from the Narela Sports Complex, 5 km from an upcoming education hub and 9.2 km from an upcoming integrated sports stadium. The Dwarka units are approximately 500 metres from Urban Extension Road-I, 1.1 km from GT Karnal Road and 6.15 km from Urban Extension Road-II, and overlook the Mamurpur Forest. The latest schemes assume significance as DDA historically has struggled to sell flats in Narela owing to connectivity gaps and civic issues. Data submitted by Tokhan Sahu, Minister of State for Housing and Urban Affairs, in the Lok Sabha in December last year highlighted the unsold inventory of the DDA. According to the reply, since the early 2000s, DDA has constructed 62,801 flats in Narela, but has been able to sell only half of them. However, officials have attributed the renewed interest in buying flats in the Narela partly to improvements in connectivity.
