
Realty firm Brigade Enterprises has signed an agreement to jointly develop a 5.6-acre housing project in Hyderabad with an estimated revenue potential of ₹850 crore. According to a regulatory filing on Monday, the company has signed a Joint Development Agreement (JDA) to develop a premium residential project on the land parcel located at Kompally, Hyderabad. The company disclosed the agreement through a regulatory filing on May 25, 2026, with the project specifically targeting housing demand in the northern part of Hyderabad. The development will include residential units along with related facilities and open spaces, adding to Brigade's residential pipeline in Telangana where the company has been expanding its presence over recent years. As per Brigade Group, the proposed residential development is planned to cater to the rising demand for high-quality, sustainable, and modern living spaces in North Hyderabad. The company plans to transform this land parcel into a landmark residential community that blends architectural excellence with world-class amenities.
As reported by Brigade Group, Brigade Enterprises stated it would continue to acquire land parcels in Hyderabad as the market is considered important for the company's overall growth strategy. The Bengaluru-based company, established in 1986, has developed projects across multiple cities including Bengaluru, Chennai, Hyderabad, Mysuru, Kochi, Thiruvananthapuram, and GIFT City. The company has established a strong presence in Hyderabad with previous projects including Brigade at No.7 in Banjara Hills, Brigade Citadel in Moti Nagar, and the ongoing Brigade Gateway at Neopolis, a mixed-use project spread across nearly 4 million square feet.
The JDA structure allows Brigade Enterprises to secure land development rights without the massive upfront capital expenditure of an outright purchase, optimizing Return on Capital Employed (ROCE) while maintaining a healthy debt-to-equity ratio. As per market analysis, by choosing a JDA over land acquisition, the company saves roughly ₹200-300 crore in upfront land costs while adding ₹850 crore to the potential revenue pipeline. This capital-efficient scaling model positions the company to capture high margins with lower balance sheet risk. The project adds approximately 1 million sq. ft. of developable area to the Hyderabad portfolio, supporting Brigade's shift toward high-growth IT corridors outside its home base of Bengaluru. The JDA model allows the landowner to provide the land while the developer handles construction and marketing, with revenue or developed area shared between them, reducing upfront costs for the developer.
According to Brigade Group, the company earlier acquired a 5.72-acre land parcel in Hyderabad through a recent auction conducted by the Telangana Industrial Infrastructure Corporation (TGIIC) in April 2026. The land was acquired at ₹44 crore per acre, excluding registration costs, and will be developed into a premium residential project. This acquisition comes close on the heels of the previously announced 4-acre project in Neopolis, which is currently in the advanced design stage. In the last 60 days, Brigade Enterprises reported a strong Q4 FY25 performance with pre-sales growing by 18%. The company also recently launched Brigade Insignia in Bengaluru, which received an overwhelming market response. According to Angel One, Brigade Enterprises share price was trading at ₹679.75 as of May 26, 2026, at 11:02 am, representing a 1.52% increase from the previous closing price, reflecting investor confidence in the company's expansion strategy.
