Realty firm Brigade Enterprises Ltd has launched Brigade Barcelona in Hyderabad's Neopolis, marking its latest expansion in the city. According to a regulatory filing dated September 4, 2026, the premium residential project was acquired through an outright purchase and spans 4.04 acres. The project will comprise more than 650 homes, with 3 BHK and 4 BHK apartments designed for modern urban lifestyles. The Spanish-inspired residential project targets high-income professionals in Hyderabad's premier IT hub with 650-plus premium residential units in a single high-rise tower.
The project carries an estimated revenue potential of over ₹2,700 crore, as reported by CNBC TV18 and Business Standard. Brigade Enterprises said its growing presence in Neopolis reflects its confidence in Hyderabad as a market that will continue to create opportunities across real estate and other business segments. The ₹2,700 crore revenue projection significantly strengthens the builder's forward pipeline visibility, supporting its ₹9,000 crore FY27 pre-sales target. The launch fits into a broader capital layout of ₹5,000 crore designated by Brigade over the next 3 to 4 years to capture the growth of Hyderabad's commercial, retail, and residential sectors. However, Brigade Enterprises shares declined 2.38% to settle at ₹696 on the BSE following the announcement, despite the positive project launch.
The project will feature Spanish-inspired architecture and European design elements, with masterplan including architectural setbacks aimed at providing natural ventilation and privacy, along with panoramic views of the urban landscape. According to the regulatory filing, lifestyle amenities will include an expansive eco-deck and a signature rooftop skywalk integrated with dedicated wellness zones. The project is designed for modern urban lifestyles with premium specifications, positioning Brigade to capture secular white-collar housing demand through premium 3- and 4-BHK layouts.
Neopolis has emerged as a luxury residential market in Hyderabad, with proximity to the Financial District, Gachibowli and HITEC City. As reported by CNBC TV18 and Business Standard, the area has road connectivity and developing social infrastructure, while demand for larger premium homes has been seen among homebuyers, professionals, entrepreneurs and non-resident Indians (NRIs). The Neopolis corridor in Kokapet has emerged as one of South India's most watched luxury real-estate micromarkets, where land values have seen massive appreciation. Key infrastructure moves, including the Supreme Court clearance of local transit lines, have reset pricing benchmarks, allowing top-tier developers to command higher sales realizations per square foot.
Commenting on the expansion, Amar Mysore, Executive Director, Brigade Enterprises Limited, said: "Our continued expansion in Hyderabad reflects our strong confidence in the city's economic momentum and the depth of its real estate market. Hyderabad has evolved into one of India's most compelling growth markets, supported by its strong corporate ecosystem of IT and Global Capability Centres, infrastructure development and a growing base of discerning homebuyers. We are also seeing increasing demand for well-designed, premium homes in established and emerging micro-markets, particularly in the western corridor. Neopolis, with its strategic location and rapid transformation, is a strong example of this evolution." The company also incorporated two wholly owned subsidiaries, Celebrations Property Private Limited and Tetrarch Estates Private Limited, on September 1, 2026, to handle real estate project development. Brigade Enterprises reported consolidated net profit of ₹174.07 crore in Q1 FY27, representing a 16.14% YoY increase from ₹149.88 crore in Q1 FY26, though net sales declined 12.93% YoY to ₹1,115.55 crore from ₹1,281.14 crore in the previous year.
