Actor Akshay Kumar has completed a significant property divestment by selling two luxury apartments in Oberoi Enigma, a premium residential project in Mumbai's Mulund West. According to property registration documents accessed by CRE Matrix, the transactions were registered on June 30, 2026, involving apartments on the 18th floor of Tower B at Oberoi Enigma on LBS Road. Each apartment has a RERA carpet area of 1,886 sq ft and was sold for ₹6.19 crore, resulting in a combined deal value of ₹12.38 crore. The buyer in both transactions was Sunny Home Care Private Limited, with Kumar having originally purchased the apartments from Oberoi Constructions in October 2017.
The transaction involved substantial stamp duty payments, with ₹37.14 lakh paid on each transaction, amounting to a combined ₹74.28 lakh. Both apartments come with three car parking spaces each. As reported by CRE Matrix, the buyer in both transactions was Sunny Home Care Private Limited. Property records show that Kumar had originally purchased the apartments from Oberoi Constructions in October 2017.
In a separate transaction in June 2026, Kumar also sold two apartments in the Sky City project in Mumbai's Borivali suburb for a combined ₹7.1 crore. According to property registration documents reviewed by CRE Matrix, the transactions involved units on the 35th floor of Tower B at Sky City in Borivali (East), with the larger apartment measuring 1,101 sq ft sold for ₹5.75 crore and an adjoining 252 sq ft unit fetching ₹1.35 crore. The total acquisition cost for these Borivali properties was approximately ₹3.68 crore when purchased from Incline Realty Pvt Ltd in November 2017.
The latest transactions highlight strong appreciation in select residential projects across Mumbai's western suburbs since the post-pandemic recovery in housing demand. As reported by CRE Matrix, Kumar had previously sold two apartments in the same Sky City project for around ₹7.1 crore in June 2025, generating gains of up to 99 per cent over the purchase price. Oberoi Enigma is a luxury residential development by Oberoi Realty in Mulund West, comprising spacious residences with premium amenities, while Sky City is among the largest integrated residential developments in Borivali that has benefited from growing demand for premium homes in suburban Mumbai.
