
According to transaction documents accessed by Propstack, Airbnb Global Capability Center Pvt Ltd has secured 46,437 sq ft of office space on lease at DLF Cyber City in Gurugram. The company commenced the five-year lease on October 1, 2025, at a monthly rent of ₹61.53 lakh with a rental rate of ₹132.5 per square foot per month. The office space is located in Building No. 5 (Tower A) in one of India's most prominent premium corporate and information technology hubs. As per Propstack, the company has paid a security deposit of ₹5.54 crore and the agreement includes a 5% rent escalation annually.

The monthly rental commitment of ₹61.53 lakh reflects the company's significant investment in its Indian operations. According to Propstack, this represents a consistent preference for top-tier grade-A infrastructure among tech leaders, with the latest rental rate of ₹132.5 per square foot showing continued market strength.
According to CBRE India data cited by Propstack, GCCs led office space leasing in the January-March 2026 period, clocking a record 9.1 million sq ft and contributing 44% of overall absorption of 20.7 million sq ft. Demand remained concentrated in key hubs like Delhi-NCR, Mumbai, and Bengaluru, driven largely by Fortune 500 firms and U.S-based companies. The preference for green-certified, high-quality assets and rise of mid-market and nano GCCs highlights the market's evolving growth trajectory. As per CBRE, the consistent preference for green-certified, amenity-rich locations signals that the 'flight to quality' is no longer a trend but a baseline expectation.

According to Propstack, GCCs have moved beyond simple back-offices to become the primary engine driving premium institutional leasing. Ram Chandnani, managing director, leasing services, India, CBRE, stated that as occupiers adopt AI-ready workspace strategies and GCCs evolve into multi-functional innovation hubs, leasing momentum is expected to remain healthy through 2026. As per a recent PTI report, Airbnb CEO Brian Chesky stated the company will continue to invest and play the 'long game' in India, one of the fastest-growing global markets driven by rising middle class and travel-hungry Gen Z.
