A new real estate investment trust, Bagmane Prime Office REIT, has listed on Indian stock exchanges this week, bringing the total number of REITs in the country to six. According to reports from Business Standard, the existing REITs include Embassy, Mindspace, Brookfield, Nexus, Knowledge, and now Bagmane. This expansion provides investors with more options for commercial real estate exposure without direct property ownership.
REITs operate by owning and managing high-quality commercial assets such as offices, malls, and retail destinations. As reported by Business Standard, investors purchase listed REIT units on stock exchanges similar to equity shares, earning through regular distributions and potential capital appreciation. REITs must distribute at least 90% of their cash flows at least twice a year, though listed REITs currently distribute every quarter. The Securities and Exchange Board of India (Sebi) regulates REITs with prescribed governance and disclosure requirements.
REITs offer exposure to premium Grade A commercial real estate without large capital requirements, providing professional management and institutional-level transparency. According to Business Standard, they offer diversification across real estate assets and tenants, regular income potential through distributions, and liquidity through stock exchange trading. However, REIT unit prices are sensitive to interest-rate movements, with rising rates potentially increasing borrowing costs and reducing appeal. The segment is cyclical, with rental income dependent on office space demand and tenant concentration risks.
Experts recommend investors examine REIT portfolio occupancy rates, with sustained rates of 85-90% being positive indicators. As reported by Business Standard, investors should assess tenant diversification and quality, compare market price to net asset value, and examine REIT sponsor quality. Long-term investors should ideally hold REITs for 7-10 years to cover full interest-rate cycles. The current environment may not be as favorable as 18-20 months earlier, with investors advised to stagger investments over 7-8 months rather than lump-sum exposure.
REIT distributions consist of dividend, interest, and special purpose vehicle debt repayments, with dividend income potentially exempt depending on SPV tax regime choices. According to Business Standard, capital gains on listed REIT units held over 12 months are taxed at 12.5% without indexation benefit above ₹1.25 lakh threshold. The retail real estate outlook remains positive due to consumption growth and expansion by global brands, though investors should monitor occupancy rates and IT sector developments that could affect office leasing demand.
