
BSE Index Services has launched the BSE REITs and Commercial Real Estate Index, marking India's first benchmark tracking listed real estate investment trusts (REITs) and companies with significant commercial real estate exposure. According to reports from ET Now, the index is designed to support passive investment products such as ETFs and index funds while offering diversified exposure to yield-generating real estate assets. The index covers listed Real Estate Investment Trusts (REITs) as well as companies classified under residential and commercial projects with significant exposure to commercial real estate, including office, retail, and leasing-driven business models. As per ET Now, the new index will facilitate the creation of passive investment products, offering investors diversified exposure to yield-generating real estate assets.
The BSE REITs and Commercial Real Estate Index has a base value of 1,000, with September 19, 2022 as the first value date. As reported by ET Now, it will be reconstituted semi-annually in March and September. The index incorporates a 20% cap on individual constituents to ensure diversification, making it suitable for creating investable products and targeted investment strategies. According to ET Now, the index includes listed REITs as well as companies that own significant commercial real estate assets and possess rental income streams. According to BSE, the index can serve as the underlying benchmark for exchange-traded funds (ETFs) and index funds, while also being used for benchmarking portfolio management services (PMS), mutual fund schemes and institutional portfolios.
