The UP Awas Vikas 2026 has been launched with comprehensive housing support under the Pradhan Mantri Awas Yojana–Urban (PMAY-U) 2.0 framework. The new state housing policy operates on two tracks: financial assistance up to ₹2.5 lakh per eligible buyer for EWS/LIG income categories and stamp duty relaxation to reduce total property acquisition costs. According to the latest reports, the policy supports both purchasing and renting affordable homes while providing incentives for private developers to build more affordable housing in UP. The UP Awas Vikas Parishad (UPAVP), established in 1966, operates under the Department of Housing and Urban Planning, UP, with key 2026 schemes including the Saumitra Vihar Yojana (land-pooling in Lucknow), the first-ever UPAVP villa project in Lucknow targeting HIG buyers, and the Prayagraj Greenfield Township covering 1,000 acres.
The Pradhan Mantri Awas Yojana–Urban (PMAY-U) 2.0 was launched in September 2024 with an ambitious target of supporting 1 crore additional urban poor and middle-class families between 2024 and 2029. According to reports from Mint, the scheme has been extended until 30 September 2026 to complete houses already sanctioned, with the original programme launched in June 2015 and originally scheduled to end in March 2022. The Ministry has highlighted that PMAY-U and PMAY-U 2.0 are aimed at achieving Housing for All in urban areas through technology-driven implementation focusing on women and vulnerable groups.
The scheme is open to families belonging to Economically Weaker Section (EWS), Low Income Group (LIG), and Middle Income Group (MIG) categories. As reported by Mint, EWS households have annual income up to ₹3 lakh, LIG households earn between ₹3 lakh to ₹6 lakh, and MIG households have income from ₹6 lakh to ₹9 lakh. A key eligibility condition is that the beneficiary family must not own a pucca house anywhere in India in the name of any family member, including husband, wife, and unmarried sons and daughters. The scheme also covers Other Backward Classes (OBCs) and provides assistance for finishing and external development of houses.
Under the UP Affordable Housing Policy 2026, EWS and LIG buyers can access up to ₹2.5 lakh financial assistance plus stamp duty relaxation, while PMAY-U 2.0 offers the Interest Subsidy Scheme (ISS) providing 4% interest subsidy on the first ₹8 lakh of home loan with maximum benefit of ₹1.80 lakh (paid in 5 annual installments). For EWS and LIG buyers, these combined benefits can reduce the upfront burden by ₹4.30 lakh, making a meaningful impact for properties in the ₹15–25 lakh range. The UPAVP-allotted properties carry clear government title and are widely accepted by banks and Housing Finance Companies (HFCs).
As of 9 August 2026, 1.25 crore houses had been sanctioned under PMAY-U and PMAY-U 2.0, with more than 1 crore houses completed and delivered to beneficiaries. According to the PIB backgrounder, PMAY-U 2.0 alone sanctioned 18.38 lakh houses by the same date, with 14.40 lakh under BLC, 2.48 lakh under AHP, 1.36 lakh under ISS, and 13,046 dwelling units under ARH. The scheme mandates ownership or co-ownership of houses in the name of women beneficiaries, with around 1 crore of the 1.25 crore houses sanctioned allotted to women through either female head ownership or joint ownership. The technology-driven implementation focuses on women and vulnerable groups to ensure inclusive housing access.
