
India's top-listed residential real estate developers experienced a mixed quarter in Q1FY27, with pre-sales moderating amid delayed project approvals, limited launches, and high year-ago bases. According to Business Standard, pre-sales for the announced universe declined around 24% year-on-year and 26% quarter-on-quarter in Q1FY27. However, analysts emphasize that this performance does not indicate structural weakening in housing demand, with customer response remaining healthy for projects launched during the quarter. Godrej Properties led with bookings of ₹8,651 crore, up 22% year-on-year, while Lodha recorded bookings of ₹4,629 crore, up 4% despite limited launches. Prestige Estates reported bookings of ₹6,579 crore, down 46%, due to a high base from its Indirapuram launch in Q1FY26.
According to reports from The Economic Times, real estate stocks were among the first to experience a drawdown when the current extended market correction began in the last quarter of 2024. However, this decline did not attract significant attention at the time, as there was no visible sign of trouble in real business fundamentals. The sector's resilience was evident when apartment prices and sales data showed no visible signs of distress across the country. Recent developments show that Oberoi Realty's bookings declined 35.93% to ₹1,049.88 crore, mainly due to the high base from the Elysian Tower launch in the previous year, while DLF reported bookings of ₹657 crore, down 94.24%, largely because of the absence of new launches.
As reported by The Economic Times, the real estate sector presents a unique investment opportunity due to its different operating matrix compared to most listed sectors. A significant portion of the industry remains outside the listed space, with large developers holding marquee projects privately across the north, south, and west regions. This means investors cannot evaluate the sector solely based on 10-15 listed companies, as much more activity is happening in the broader real estate ecosystem. The latest quarterly performance demonstrates this complexity, with collections increasing around 13% year-on-year, highlighting continued execution and payment discipline despite sales moderation.
The West Asia crisis created temporary pressure on input costs during April and May, particularly for aluminium, concrete, tiles, marble and energy-intensive materials. However, steel prices declined and supply availability began normalizing from June, according to Business Standard. Lodha's management highlighted that around 95% of its supply chain is domestic, with overall project costs expected to rise by only 1-1.5% even under prolonged geopolitical disruption. According to CareEdge Ratings, consistently elevated crude oil prices could result in cost escalations of around 2-3%, further raising project costs and lowering developer margins, particularly for projects in the initial stages of construction. Analysts expect the cost environment to remain manageable, with some pressure likely from fuel, logistics and construction-related costs, but no significant margin impact unless there's a sharp and sustained increase in commodity and energy prices.
Despite Q1 challenges, analysts maintain an optimistic outlook for the real estate sector. Sales momentum is expected to improve as delayed projects receive approvals and developers bring their launch pipelines to market in the second half of FY27, as reported by Business Standard. CareEdge Ratings expects residential unit sales in India's top six cities to remain healthy at around 3.55 lakh units. The rating agency also highlighted expansion in real estate and housing demand across Tier-I and emerging Tier-II and Tier-III cities, driven by urbanisation, infrastructure development, GCC expansion, manufacturing investment and government schemes such as the Pradhan Mantri Awas Yojana-Urban 2.0 (PMAY-U 2.0). In the premium and luxury housing segment, demand is expected to remain resilient, supported by high-net-worth individuals, affluent domestic buyers and non-resident Indians, while the affordable housing segment may face more impact from geopolitical shocks.
