Oberoi Realty Ltd has achieved a significant technical milestone by breaking out from an inverse head & shoulder pattern on weekly charts, pushing the stock to a fresh 52-week high in July 2026. According to reports from The Economic Times, the real estate company's stock has demonstrated strong momentum through this technical pattern formation, indicating potential for continued upward movement in the coming weeks. The stock's technical setup remains above long-term moving averages but below the short-term 5-day average, supporting a scenario where traders are hedging or speculating on near-term volatility while recognising the underlying strength.
Shares of Oberoi Realty experienced a sharp decline on Thursday, July 9, touching a low of ₹1,820.70 on the NSE after facing a significant project setback. The Punjab and Haryana High Court has stopped Oberoi Realty from making any fresh allotments or creating third party rights in its 'Oberoi 360 North' project in Gurugram. This restriction will remain in place until the Haryana Department of Town and Country Planning decides on a pending complaint that questions the project's licence validity. The order came while the court was hearing a plea filed by Advance India Projects Ltd, which wants the original licence cancelled and the sale deed in favour of Oberoi Realty scrapped, arguing the licence transfer earlier this year did not follow proper foreign investment norms.
Following the High Court order, Oberoi Realty has issued a comprehensive clarification regarding the legal status of its 'Three Sixty North' project. According to exchange filings, the Punjab and Haryana High Court issued an order on July 7, 2026, directing the Director of Town and Country Planning to resolve a complaint by Advance India Projects Limited by July 20, 2026. The company clarified that the court order affects only new allotments in the Three Sixty North project, with existing sales and construction remaining unaffected. Oberoi Realty emphasised that the order does not impose a stay on project construction and believes it will not materially impact business operations. The company plans to pursue necessary legal actions as advised by professional legal counsel while committing to comply with court directives.
Despite the morning decline, Oberoi Realty shares recovered well through the trading session, closing at ₹1,873.20 on the NSE, up 0.17% for the day, well off the day's lows. The stock has witnessed a notable 12.11% increase in open interest in its derivatives segment, signalling heightened market activity and shifting investor positioning. On 9 July 2026, Oberoi Realty recorded an open interest of 27,656 contracts, up from 24,668 contracts the previous day, marking a substantial increase of 2,988 contracts. The futures segment alone accounted for a value of approximately ₹45,410.7 lakhs, while the options segment's value was significantly higher at ₹17,381.14 crores, culminating in a total derivatives value of ₹48,741.47 lakhs. Despite a modest 0.29% day change in the stock price, the surge in open interest alongside volume patterns suggests evolving directional bets amid mixed performance backdrop in the Realty sector.
