Puravankara Ltd shares jumped 1.3% to ₹210.00 on Monday following the company's announcement of a significant land acquisition in Bengaluru. According to CNBC TV18, the shares were trading higher on the positive development. Despite this recent gain, the stock has delivered poor returns in 2026, with share price falling 11.9% year-to-date and over 15% on a trailing twelve-month basis.
The company signed a Joint Development Agreement (JDA) for a 12.76-acre land parcel in Sathanur, North Bengaluru, as reported by CNBC TV18. The proposed development has an estimated Gross Development Value (GDV) of ₹2,500 crore and will feature a saleable area of approximately 1.90 million square feet (msft). This acquisition is part of the company's strategy to strengthen its residential development pipeline in Bengaluru and focus on high-potential micro-markets and strategic land additions.
According to CNBC TV18, Puravankara has secured eight projects in FY27 with a total development potential of 12.64 msft and a potential gross development value of ₹16,600 crore. The Bengaluru portfolio includes six land additions with a development potential of approximately 7.02 msft and a combined estimated GDV of ₹8,800 crore, covering locations in Sathanur, Mandur, Doddagubbi, Sanna Ammanikere, Sarjapur and South-East Bengaluru. Additionally, the company has secured a redevelopment project in Mumbai's Goregaon West with an estimated GDV of ₹2,600 crore and approximately 1.05 msft of saleable area.
Ashish Puravankara, Managing Director of Puravankara Limited, commented on the development, stating that the company's focus remains on strengthening its development pipeline through strategic land additions that offer scale and strong market potential. As reported by CNBC TV18, he emphasized that the Sathanur JDA with an estimated GDV of ₹2,500 crore represents another step in this direction, with the company continuing to evaluate opportunities across key markets with a disciplined approach to capital allocation. Mallanna Sasalu, CEO-South, Puravankara Limited, added that the 12.76-acre land parcel offers an opportunity to develop a sizeable residential project with approximately 1.90 million square feet of saleable area, with Bengaluru continuing to see healthy end-user demand. Sasalu emphasized the company's priority to translate this opportunity into a well-planned development that meets evolving homebuyer expectations, with a clear focus on product quality, timely approvals and efficient execution.
The company's expansion strategy extends beyond Bengaluru, with a land parcel in Greater Noida in Delhi-NCR offering development potential of 4.57 msft and an estimated GDV potential of ₹5,200 crore, as reported by CNBC TV18. This diversified approach across key Indian markets demonstrates Puravankara's commitment to building a stronger and more sustainable portfolio through disciplined capital allocation and strategic land acquisitions in high-potential micro-markets. The latest deal follows Puravankara's entry into the Delhi-NCR real estate market in September 2026, when its wholly-owned subsidiary secured the allotment of the 13.44-acre land parcel in Greater Noida.
As of June 30, 2026, the Puravankara Group has completed 97 projects totalling approximately 59 msft across nine cities: Bengaluru, Chennai, Hyderabad, Coimbatore, Mangaluru, Kochi, Mumbai, Pune, and Goa. The company's total land bank stands at approximately 40 msft, with ongoing projects totaling 35.14 msft. The group also maintains a presence of approximately 3 msft in Grade A commercial real estate, as reported by CNBC TV18.
