The company attributed this growth to healthy consumption trends across its portfolio, with double-digit growth across most assets. Select properties continued to undergo repositioning and premiumisation initiatives focused on improving tenant mix, customer experience and asset positioning. During the quarter, Phoenix MarketCity Pune was relaunched as Phoenix Avenue of Stars, marking the next phase of the asset's evolution with a refreshed brand mix aligned with Pune's premium, experience-led consumption landscape. The 32% consumption growth beat market expectations of 25%, as highlighted by JPMorgan in their latest rating. Nomura Research believes that stronger-than-expected traction in newer malls such as Phoenix Mall of Asia, Bengaluru, and Phoenix Mall of the Millennium, Pune, drove the growth beat, with expansion in gross leasable area also contributing to consumption growth. HSBC Research points out that this represents the third consecutive quarter of 25%-plus consumption growth for the mall operator, demonstrating sustained momentum in retail operations.
While retail consumption continues to outperform, rental income growth faces structural challenges due to contract terms. As reported by CNBC TV18, BusinessUpturn, Business Standard, and Moneycontrol, around 90% of Phoenix's FY26 rentals were fixed under minimum-guarantee contracts, leaving a small minority tied to revenue-sharing arrangements. This contract structure limits the immediate monetization of consumption growth, as much of FY26's 21% year-on-year consumption growth was driven by higher sales of electronics and jewellery, excluding which growth would have been slower at 14-15%. This matters significantly for rental income growth because these high-growth categories offer low revenue sharing. Consumption grew 21% year-on-year to ₹16,587 crore in FY26, while rental income saw only 10% growth to ₹2,157 crore. However, Nomura expects 20% year-on-year growth in rental income in Q1, with repositioning initiatives and tenant renewals driving rental revisions. SBI Securities notes that approximately 90% of the company's rental income is fixed, providing strong downside protection, while the remaining 10% comes from revenue share, capturing the upside of tenant consumption growth. HSBC Research has raised its Q1FY27 retail income growth estimate by 3% to ₹610 crore, representing 20% higher year-on-year growth compared with the previous estimate of 17%.
