
Realty firm Omaxe has successfully raised ₹75 crore from investment firm WSB Partners to fund its housing projects in Madhya Pradesh. According to a regulatory filing on Tuesday, WSB Partners has invested this amount in Omaxe Group. The funding is specifically directed toward residential plotted projects in Ujjain and Indore. In a regulatory filing on May 19, WSB Partners confirmed this investment marks the company's entry into Tier II cities and will support Omaxe's plotted residential projects in these key locations. As reported by The Economic Times, this investment reflects growing conviction in Tier II and III markets, where strong underlying demand is supported by infrastructure development and improving affordability.
As reported by The Economic Times, the capital will be primarily utilized as growth capital, with a portion allocated toward working capital and reserves. This strategic approach ensures the funding supports both immediate project requirements and future expansion plans for the company's housing developments in these key locations. According to WSB Partners, this investment, undertaken alongside affiliates and co-investors, reinforces their continued focus on partnering with established developers to capitalize on opportunities in high-growth Tier II and III markets, anchored in strong execution capability, cashflow visibility, and disciplined structuring. The capital allocation comes as Tier II and III cities are increasingly attracting institutional capital, driven by rising incomes, improving affordability, and significant infrastructure investments.
Rahul Rajendran, principal of investments at WSB Partners, highlighted the firm's focus on strong demand potential in smaller cities backed by infrastructure growth and affordability advantages. He confirmed that WSB is exploring multiple transactions with Omaxe Group in other Tier II/III cities across the country. Mohit Goel, managing director of Omaxe Group, emphasized that the investment would support the company's expansion plans while maintaining financial flexibility, with Omaxe remaining focused on disciplined expansion across markets where sustained demand is evident. According to WSB Partners, expanding industrial and spiritual corridors, enhanced connectivity, and evolving social infrastructure are creating self-sustaining local economies, while relatively lower real estate prices and limited supply of branded developments are accelerating end-user demand.
Omaxe, established in 1987, is recognized as one of India's leading real estate companies. According to the company's disclosure, it has delivered approximately 140.17 million sq ft of real estate across 31 cities in 8 states. These states include Punjab, Haryana, Uttar Pradesh, Madhya Pradesh, Rajasthan, Delhi, Uttarakhand, and Himachal Pradesh. The company is a publicly listed developer with a portfolio spanning residential, commercial, retail and integrated township projects across North and Central India.
Earlier, Omaxe Limited had sold 173 luxury homes worth nearly ₹800 crore and 120 commercial units valued at ₹160 crore in Faridabad. Both RERA-approved projects are being developed through its wholly owned subsidiary, Omaxe World Street Pvt. Ltd. The Omaxe Residences comprises six planned towers, with RERA approval obtained for three towers so far, resulting in a sales realisation of approximately ₹800 crore when the entire inventory was sold out within a few days. The second project, The Grand Europe, is a commercial SCO development that has also been completely sold out, generating an overall sales realisation of around ₹160 crore.
