
Mahindra Group has officially merged its Holidays and Lifespaces businesses into a single strategic sector, with Amit Kumar Sinha confirmed as CEO of the newly formed unit. According to the latest regulatory filing from Mahindra Lifespaces Developers Limited disclosed on August 10, 2026, Sinha will step down from his role as Managing Director and CEO of the real estate firm to assume the position of CEO for the newly formed Real Estate & Hospitality Sector. The appointment will take effect once a successor is appointed at Mahindra Lifespaces, with leadership and reporting arrangements for relevant businesses being aligned as part of the new sector structure implementation. The Board of Directors approved the transition during their meeting held on August 10, 2026, marking the formal consolidation of these two key business verticals.
The merger comes as Mahindra Group announced a dedicated strategic focus on its Holidays and Lifespaces businesses to accelerate growth and realise operational synergies between the two sectors, as reported in the latest regulatory filing. Group CEO & MD Anish Shah emphasized that both Holidays and Lifespaces businesses have "tremendous potential" and the group has been evaluating ways to harness synergies between them to strengthen their growth trajectory. "As we move into the next phase of growth, we have been evaluating how to harness the synergies between them to further strengthen the growth trajectory," Shah stated. "In this context, we are pleased to announce a dedicated strategic focus on Holidays and Lifespaces sectors aimed at accelerating growth and realising operational synergies across these identified growth gems," he added. Over the last five years, the group has seen significant momentum across all its businesses, with several 'Growth Gems' surpassing 5 times growth expectations.
Mahindra Lifespaces has emerged as one of the group's standout 'Growth Gems', with residential pre-sales rising five-fold from around ₹700 crore in FY20 to around ₹3,500 crore. The company reported consolidated total income of ₹463.9 crore in FY25, up 66% from ₹279.1 crore in FY24, with residential pre-sales standing at ₹2,804 crore during FY25, a 20.4% year-on-year increase. Gross development value additions rose nearly fourfold to ₹18,100 crore, while the company reported consolidated profit after tax of ₹61.3 crore for FY25. In the last three years, the real estate business has grown its gross development value (GDV) from ₹8,000 crore to ₹50,000 crore, representing a significant turnaround in the group's real estate portfolio performance. The real estate arm maintains a development footprint spanning 55.50 million sq. ft. across seven Indian cities and over 5,500 acres of integrated developments, positioning it as a significant contributor to the group's overall asset base. The industrial segment has also delivered strong performance, progressing from losses to a profit of ₹300 crore in the last fiscal year, as noted by the group.
Mahindra Holidays has made significant progress with over 3 lakh vacation ownership members and has added more than 1,700 rooms, as reported in the latest regulatory filing. The hospitality business is expanding beyond vacation ownership into leisure hospitality, with an ambition to become India's leading hospitality player. It recently launched Mahindra Signature Resorts as its entry into luxury hospitality, positioning the group to capitalize on the growing leisure and hospitality market in India. Mahindra Lifespaces has continued its strong performance trajectory in FY27, with Q1 FY27 consolidated revenue reaching ₹962 crore, compared with ₹32 crore in the year-ago quarter. Consolidated sales across residential and Integrated Cities & Industrial Clusters stood at ₹966 crore, while residential pre-sales rose 106% year on year to ₹925 crore. Sinha joined Mahindra Group in 2020 as President–Group Strategy and became MLDL's MD and CEO in 2023, bringing over 18 years of experience at Bain & Company across India and the US in real estate, infrastructure, construction, energy and technology sectors. The creation of the Real Estate & Hospitality Sector reflects Mahindra Group's broader strategy to focus on high-growth areas within its portfolio, with the group noting that several of its 'Growth Gems' have surpassed their five-year growth expectations, positioning them for further expansion. Since FY20, Mahindra Lifespaces' residential pre-sales have grown 5X from ₹700 crore to ₹3,500 crore, with the business set up to achieve 14X pre-sales growth in this decade.
