Kolte-Patil Developers Ltd. delivered exceptional financial results for the September quarter, with sales bookings surging 52% to ₹1,019 crore compared to ₹670 crore in the year-ago period. According to the company's exchange filing dated October 13, 2026, these were the highest-ever quarterly sales reported by the real estate developer. The company maintained strong pricing discipline with realisations at ₹7,829 per square feet, nearly identical to the ₹7,823 per square feet reported in the previous year. Collections also showed robust growth, increasing 33% to ₹795 crore from ₹596 crore in the previous fiscal year. For the first half of FY27, total sales bookings stood at ₹1,636 crore, growing 27% YoY, with collections reaching ₹1,509 crore, up 32% year-on-year. As per Business Standard, the Pune-based developer recorded record quarterly and half-yearly sales despite near-term demand headwinds across broader markets.
The company achieved its strongest-ever launch performance during the quarter, launching approximately 1 million square feet at 'Vyana at The Reserve' in Vadgaon, Pune. This project generated sales of ₹616 crore, marking the strongest launch performance in the company's history. The quarter was also defined by Kolte-Patil's strategic expansion in the Mumbai Metropolitan Region, where the company signed six redevelopment projects with a combined gross development value (GDV) of ₹6,000 crore. CEO Hrishikesh Parandekar noted that the company saw strong sales in new projects and also sustained sales across its ongoing projects, with the landmark launch of 'Vyana at The Reserve' and sustained sales across the ongoing portfolio demonstrating the brand's appeal and relevance of offerings.
The company demonstrated strong pricing power with average realization for H1FY27 increasing 10% YoY to approximately ₹8,368 per square foot. In Q2FY27 alone, realization remained stable at ₹7,829 per square feet, compared to ₹7,823 in the corresponding period last year. The company attributed this growth to strategic pricing revisions and a higher contribution from Mumbai-based projects, reflecting the company's successful market positioning and pricing strategy across its core markets. CEO Parandekar emphasized that the company's robust performance in Q2 and H1 FY27, with record quarterly and half-yearly sales and strong collections, reflects the resilience of their business model.
CEO Hrishikesh Parandekar acknowledged that while demand has softened in the near term across the broader market, particularly in Pune, the company maintains strong business momentum. He emphasized that the long-term fundamentals of India's residential real estate market remain favourable, driven by urbanization, rising aspirations and an increasing preference for quality housing. The company sees significant opportunities to deepen its market presence and expand its development portfolio across its established presence in Mumbai, Pune and Bengaluru, with the recent Mumbai expansion providing substantial growth potential. Pune-based Kolte-Patil has developed and constructed over 82 projects, including residential complexes, integrated townships, commercial complexes, and IT Parks, covering a saleable area of more than 34 million square feet across its operational markets.
