
Blackstone-backed Kolte-Patil Developers reported a net loss of ₹15.8 crore in Q4 FY26, marking a significant reversal from the ₹65.3 crore profit recorded in Q4 FY25. According to latest reports, the Pune-based real estate developer's revenue from operations declined sharply by 65% year-on-year to ₹250 crore, down from ₹720 crore in the previous year. The company's EBITDA swung to a loss of ₹6 crore compared to a healthy ₹110 crore profit in Q4 FY25, primarily due to the cyclical nature of project revenue recognition and high base effect from FY25. Managing Director Rajesh Patil attributed the muted profitability to the company's Completed Contract Method (CCM)-based accounting, where revenue recognition depends on project completion timing based on statutory guidelines.
Despite the quarterly loss, Kolte-Patil demonstrated robust operational metrics with homes worth ₹714 crore sold during Q4 FY26, representing a 13% year-on-year increase. As reported by Business Standard, the area sold stood at 0.74 million square feet (msf), down 7% YoY, while quarterly realization improved to ₹9,601 per square foot, up 21% YoY. The company's collections during the quarter reached ₹834 crore, up 18% YoY, supported by steady demand and disciplined pricing strategies. However, the company faced a revenue recognition gap of approximately ₹470 crore due to delayed project completions and the cyclical nature of real estate accounting, where revenue is recognized only when specific project milestones or Occupation Certificate receipts are achieved.
For the full fiscal year 2026, Kolte-Patil sold homes worth ₹2,605 crore, down 7% YoY, with sales volume at 3.13 msf, down 13% YoY. According to the company's statement, annual collections stood at ₹2,689 crore, up 11% YoY, with the company achieving a compound annual growth rate (CAGR) of 14% over the last four years in collections. During FY26, funds affiliated with alternative asset manager Blackstone acquired a 40% stake in the company, while the developer acquired projects in Pune's Bhugaon with an aggregate gross development value of ₹2,250 crore. In April 2026, the company announced the launch of a major residential township in Wagholi, Pune, with an estimated Gross Development Value (GDV) of ₹1,000 crore. Earlier in March, the company expanded its Mumbai footprint by securing two redevelopment projects in the western suburbs.
The company's flagship Life Republic integrated township project in Pune contributed 0.37 msf of sales in Q4 FY26, with the developer launching 1 msf of projects in Q4 FY26 and 4.6 msf in FY26. As reported by Business Standard, the average price realization was supported by steady demand and increased contribution from the Mumbai portfolio, with FY26 realization at ₹8,314 per square foot, up 7% YoY. However, the company faces operational challenges including delayed project completions leading to further revenue recognition gaps, rising input costs (cement/steel) squeezing margins on existing sales, and potential liquidity constraints if operational losses persist over multiple quarters. In February, the board approved a ₹500 crore QIP to strengthen the balance sheet and accelerate construction across its 15+ active sites, providing necessary liquidity buffer despite the Q4 operational loss.
