The board of directors of Juniper Hotels has approved the acquisition of the operating Novotel Imagicaa hotel in Khopoli, Maharashtra, for ₹248 crore from Imagicaaworld Entertainment Ltd at its meeting held on September 16, 2026. The transaction involves the hotel undertaking and not the purchase of shares or control in an entity, with the consideration payable in cash subject to tax deduction at source, stamp duty, transaction costs and other adjustments. The board has approved a Memorandum of Understanding (MoU) with Imagicaaworld Entertainment for the proposed acquisition. The transaction is not a related-party transaction, and the seller is not related to Juniper's promoter, promoter group or group companies. As per The Economic Times, the acquisition represents a major transition for Juniper into inorganic growth, adding a cash-generating 287-key operating leisure hotel to its portfolio. Based on the information available at present, the proposed transaction is expected to be completed on or before March 31, 2027, subject to fulfilment of conditions precedent and receipt of requisite approvals and consents.
The hotel is strategically located in Khopoli, Maharashtra, spread across approximately 11 acres and offers 287 well-appointed guest rooms. The property spans a built-up area of approximately 2,80,000 square feet and comprises restaurants, banquet and meeting facilities, recreational amenities and other associated hotel infrastructure. The hotel is positioned in the Mumbai-Pune corridor and caters to leisure, social, meetings, incentives, conferences and exhibitions (MICE) demand. The facility sits adjacent to the Imagicaa Theme Park and Water Park and is near the economic centres of Mumbai and Pune, with the airport accessible within a two-hour drive. The purchase consideration equates to a competitive valuation of approximately ₹86 lakh per key.
The acquisition will add an established operating hotel that is expected to generate stable cash flows from day one, without the lead time associated with greenfield development. Juniper sees potential to add incremental banqueting and ballroom capacity and an opportunity to rebrand the asset into the upper-upscale segment. The hotel has diversified demand generators across leisure, social, MICE and weekend travel. Following the acquisition, Juniper's portfolio will comprise seven hotels with 1,895 keys, including 245 serviced apartments. As per The Economic Times, the acquisition strengthens Juniper's positioning in the high-margin leisure and social segment, adjacent to a major theme park. The transaction highlights the ongoing consolidation trend within India's premium hospitality sector, with rising domestic leisure demand and premiumization driving operators to acquire operating, cash-generating assets to bypass long gestation periods. According to JM Financial, the acquisition would provide a strategic presence for Juniper in the Mumbai–Pune corridor, catering to leisure, social, and MICE segments.
Arun Kumar Saraf, Chairman & Managing Director of Juniper Hotels, emphasized the strategic importance of the acquisition, stating that "Novotel Imagicaa represents the kind of asset we look for. It is an established hospitality property with scale, a strong destination proposition, and multiple demand generators." As reported by The Economic Times, Saraf highlighted that the company's upcoming developments will significantly expand the company's scale, with management remaining focused on owning the 'Right Assets' in the right markets, large, capable of generating diversified revenue streams across rooms, F&B, MICE, serviced apartments, commercial spaces and other hospitality offerings. The company intends to pursue this growth with capital discipline, strong internal cash generation and a healthy balance sheet, and selectively evaluate acquisition opportunities where they see a compelling strategic fit. According to The Economic Times, this transaction offers several strategic advantages including the addition of an established, operating 287-key hotel expected to generate stable cash flows from day one, without any lead time of greenfield development.
