
Godrej Properties Ltd. has entered a development agreement for a prime land parcel of around 2.5 acres in Marine Lines, South Mumbai, with an overall revenue potential of ₹6,000 crore. According to the latest exchange filing, the company announced this major project win on Monday morning, positioning itself as one of India's leading real estate developers. The proposed project is planned as a luxury housing development and is strategically located in one of Mumbai's most prestigious residential micro-markets. The project features a saleable area of about 600,000 sq ft and will be developed as a single residential tower as a GPL-MICL co-branded project. The company's exchange filing highlighted the encouraging response in its developments at Godrej Trilogy in Worli and Godrej Avenue Eleven in Mahalaxmi, which further underscores the sustained interest in luxury residences across South and Central Mumbai.
Man Infraconstruction Limited (MICL) has announced a landmark collaboration with Godrej Properties Group for the development of its upcoming sea-facing residential project at Marine Lines. As part of this transaction, MICL, which was earlier the Development Manager for the project, has now partnered with Godrej for the development of the project. The development rights jointly held by MICL and Shreepati Group have now been transferred to Godrej. This collaboration marks a defining milestone for MICL Group and will benefit MICL through a revenue sharing arrangement with Godrej. Manan Shah, Managing Director of MICL Group, told The Economic Times that the project is in a good location with great potential as a super-premium development, adding that the Godrej brand will command better pricing premium and sales velocity. MICL entered the redevelopment project over a year ago as a development management partner and has cleared the land for construction, with the project expected to launch in less than six months.
The collaboration provides significant financial benefits for both parties. MICL Group will recoup its existing investment in the project to the tune of ₹300 crore, as confirmed by Manan Shah, Managing Director of MICL Group. The project will be jointly branded as part of the collaboration, with MICL benefiting from the revenue-sharing arrangement with Godrej Properties. Shah emphasized that the early realization of cash flows from the project will provide MICL with greater financial flexibility to pursue new development opportunities and expand its presence in Mumbai. This strategic partnership allows MICL to unlock the project's full potential while maintaining its involvement in the premium development.
The Marine Lines project benefits from limited land availability and is known for its established neighbourhood, heritage character and location along Mumbai's coastline. According to the company's press release, the area offers connectivity to key business, cultural and lifestyle hubs in the city, including through the Coastal Road. Gaurav Pandey, MD and CEO of Godrej Properties, stated that Mumbai continues to be a key market for the company and their premium and luxury projects have seen consistently strong response, with tailor-made developments for South Mumbai being particularly well received. The development aligns with the company's focus on premium and luxury segments in key urban markets, positioning it well to capitalize on the strong demand in the luxury segment. Marine Lines is one of the city's most prestigious addresses, as confirmed by Pandey, making it an attractive area for both developers and buyers. The project also carries significant historical importance, as Zaoba Wadi forms part of the historic Girgaon-Thakurdwar neighbourhood, with the Mumbai Metropolitan Region Heritage Conservation Society's heritage documentation listing the Zaoba Wadi Precinct as dating from the late 19th and early 20th centuries. The entrance to the wadi is marked by Zaoba Ram Mandir, a heritage-listed structure reportedly built in 1882.
Shares of Godrej Properties were trading 1.48% down at ₹1,675 per share on NSE at 10:27 am on September 28, following the project announcement. The stock has declined 16.2% in the trailing month and delivered weak performance of -13.2% over the past year. The positive market response to the Marine Lines development reflects investor confidence in the company's strategic expansion into premium South Mumbai markets. The addition of this project underscores Godrej Properties' strategy to consolidate its presence in high-value micro-markets where supply constraints support pricing power. The project comes at an opportune time as Mumbai city recorded 12,503 property registrations in August, an 11% year-on-year increase, with the city's housing redevelopment market having crossed a critical threshold where sales are now exceeding new project launches for the first time. In Mumbai, luxury homes costing ₹10 crore and above saw an increase of 12 percent to a record ₹18,512 crore in the first half of FY26, according to property consultant India Sotheby's International Realty and real estate data analytics firm CRE Matrix. According to 99acres, average property prices in Marine Lines have grown by 14.3% in the last one year, to ₹76,900 per square foot as of August 2026.
