
Godrej Properties Limited (GPL) has officially awarded a ₹1,100 crore contract to Tata Projects for construction of three luxury residential developments in Gurugram. According to the company's regulatory filing, the partnership encompasses three upcoming luxury housing projects along Golf Course Road in Gurugram. Tata Projects, the engineering and construction arm of the Tata Group, has been specifically awarded contracts for core and shell construction works across all three projects - Godrej Sora, Godrej Astra, and Godrej Samaris. This represents the largest single construction contract award in GPL's history, marking a significant milestone for the company's expansion in premium residential developments.
The contract encompasses three upcoming luxury residential developments along Golf Course Road in Gurugram. As reported in the regulatory filing, the projects include Godrej Sora, Godrej Astra, and Godrej Samaris. Godrej Samaris is specifically an upcoming launch planned by GPL located in Sector 53, Gurugram, spanning 7.41 acres. All three projects are positioned in one of India's most competitive and quality-conscious residential markets, requiring precision, scale, and consistency in execution. The core and shell construction approach ensures comprehensive development of the structural framework for these premium residential projects.
According to the regulatory filing, Sandeep Navlakhe, chief operating officer of Godrej Properties, emphasized that this partnership strengthens execution across important luxury developments. The collaboration aims to enhance delivery timelines, construction excellence, and on-ground efficiency while creating homes aligned with evolving customer expectations. Barun Pal Chowdhury, executive vice president and Strategic Business Unit head for urban spaces at Tata Projects, highlighted their expertise in delivering sustainable and future-ready developments that align with Godrej Properties' vision of creating exceptional living spaces. This partnership represents the first collaboration between Godrej Properties and Tata Projects, bringing together two established Indian brands with Tata Projects bringing over 45 years of experience in delivering landmark infrastructure projects including the New Parliament Building in New Delhi, Noida International Airport, and Atal Setu in Mumbai.
As reported by Housing.com, average property prices on Golf Course Road stood at approximately ₹22,479 per square foot during the January-March 2026 quarter, based on transactions over the past one year. This represents an 8.48 per cent year-on-year increase. The premium location continues to attract significant investment in luxury residential developments, with the core and shell construction approach ensuring comprehensive development of the structural framework for these premium projects.
According to Business Standard, earlier in financial year 2025-26 (FY26), GPL retained its position as India's largest residential developer by booking value for the third consecutive financial year. The company's booking value for the year grew 16 per cent year-on-year and achieved a three-year compound annual growth rate (CAGR) of 41 per cent to ₹34,171 crore.
