Chalet Hotels Ltd has announced ambitious expansion plans to reach approximately 5,500 hotel keys by FY30, marking a significant shift in the company's business approach. According to reports from PTI, the hospitality player's MD and CEO Shwetank Singh revealed that the company is transitioning from a pure asset-ownership model to incorporate three distinct business models: third-party operated hotels, franchise properties, and hotels under its own Athiva brand. The company currently operates approximately 3,389 keys and has announced a pipeline of close to 2,300 keys, representing a total portfolio expansion of around 5,500 keys. As Singh explained to PTI, "We have graduated from a pure asset-ownership model to having all three models in play. We will continue to have properties such as the Ritz-Carlton that are operated by third parties, franchise properties like Taj, and properties under our own Athiva brand."
The Athiva brand, launched by Chalet in 2025, has emerged as a key component of the company's expansion strategy. As reported by PTI, the brand initially had an initial pipeline of around 900 keys but has now expanded significantly with approximately 1,200-1,300 keys added through recently announced projects in Pune and Hyderabad. The Athiva brand now accounts for 1,200-1,300 keys of the total pipeline, with Singh confirming that the company is "not conceptualising any other brands" and will remain focused entirely on establishing Athiva as its primary brand. "Our focus right now is entirely on Athiva," Singh clarified to PTI, emphasizing the company's commitment to building this brand as its core hospitality offering.
Chalet Hotels has outlined several key projects in its expansion pipeline. According to PTI, the company's upcoming portfolio includes a 380-room Taj hotel at Delhi Airport, with approximately 70 rooms expected to open by the end of this financial year. Additionally, Ritz-Carlton Hyderabad, Hyatt Regency Airoli and Udaipur hotel are expected to come online in FY29, while the recently announced Pune Yerawada project is targeted for FY31. The company's current portfolio includes properties such as the Ritz-Carlton that are operated by third parties and franchise properties like Taj. Singh emphasized that "We are fundamentally a hospitality-first company, and that is where we intend to remain focused."
Beyond hospitality, Chalet Hotels maintains a substantial commercial real estate presence. As reported by PTI, the company currently operates approximately 2.4 million sq ft of commercial space and has another 9,00,000 sq ft under construction. The overall commercial portfolio is expected to reach around 3.2-3.3 million sq ft of commercial space. Despite this diversification, Singh emphasized that hospitality will remain the company's mainstay, stating that Chalet is "fundamentally a hospitality-first company" and that hospitality will remain the primary focus area for the company.
Regarding funding for its expansion plans, Singh indicated that the company is well-positioned to execute its announced projects without substantially increasing debt. According to PTI, he stated that "We are well funded on the balance sheet and believe we can execute our expansion plans without substantially increasing our debt." The company is also evaluating additional opportunities beyond its announced pipeline, with Singh noting that "Our announced pipeline remains our announced pipeline, and we will continue to focus on that for now. However, as an active company, we are constantly evaluating new opportunities, both greenfield and brownfield. We have multiple conversations underway at any given point." However, he emphasized that the announced pipeline remains the primary focus for now, with the company maintaining its disciplined approach to expansion.
