
PNB Housing Finance is implementing a strategic transformation to optimize its loan portfolio composition by focusing on higher-yielding segments. According to reports from The Hindu BusinessLine, the company plans to roll out micro housing finance in the current quarter and further expand its affordable housing and emerging markets loan portfolios. As of June-end 2026, the housing finance company's ₹89,670 crore loan book comprised 59% of loans to the prime segment (loans above ₹35 lakh), with the remaining portion distributed across affordable housing (₹5-35 lakh) and emerging markets (₹25 lakh) segments.
Managing Director & CEO Ajai Kumar Shukla outlined ambitious growth targets for the company's loan book composition. As reported by The Hindu BusinessLine, the company's loan book is expected to cross ₹1 lakh crore in the current financial year, with the composition shifting to 55:45 between prime and affordable housing & emerging markets segments. Looking ahead, Shukla projected that the loan book will reach approximately ₹1.2 lakh crore by FY28 and potentially ₹2 lakh crore thereafter, with an annual growth rate of 18-20%.
PNB Housing Finance has initiated direct assignment (DA) transactions as an additional avenue for portfolio acquisition. According to reports from The Hindu BusinessLine, the company completed a ₹146 crore portfolio purchase from four companies in the previous quarter, with these portfolios primarily in the affordable housing segment. Shukla emphasized that DA transactions offer significant advantages over organic growth, as they involve minimal incremental operating expenditure compared to traditional sourcing through branches and teams. The company targets DA transactions to represent approximately 2% of the total loan book by leveraging its existing strong organic sourcing platform of around 400 branches.
PNB Housing Finance shares opened at ₹1,145.90 in today's trading session, with a previous close of ₹1,150.80. The stock reached a high of ₹1,153.90 and low of ₹1,128.90, with the average traded price for the day at ₹1,143.54. Technical indicators show the 50 DMA at ₹1,069.23 and 200 DMA at ₹951.61, with the stock moving sideways in the current session. The company's shareholding pattern shows Promoters holding 28.03%, Domestic Institutional Investors at 45.71%, and Foreign Institutional Investors at 16.81% as of June 2026.
